About Adyar

Adyar is located in southern Chennai, Tamil Nadu. It is a busy, energetic locality. Having undergone massive infrastructure development in recent times, this locality offers a high standard of living for its residents. It has blossomed commercially as well, with companies across various fields looking to set up offices here.

Adyar is named after the river Adyar that flows to its north. Previously a lush farming village, Adyar was used by the British as a hunting ground. Around the turn of the twentieth century, it started blooming after Madam Blavatsky founded the Theosophical Society, with its headquarters based in Adyar. In 1948, it was included under the Chennai Corporation limits. Today, it boasts of hosting some of the finest companies, schools, hospitals, and educational institutions of southern Chennai.

Chennai Metropolitan Development Authority has stepped in and improved the infrastructure in the locality with strategic bridges and flyovers, well laid roads, carefully planned junctions, and curated parks.

Factors for Growth in the Past

Proximity to other major areas of Chennai has been the main trigger for infrastructure and real estate growth in Adyar. Naturally, with so much to gain from the area’s connectivity, some of the big names in the corporate industry decided to set up offices here, pushing the demand for property in Adyar further.

Following this trend, major builders and promoters undertook big residential projects in the locality. This led to a steady rate of growth in the area and expected to carry the trend for at least few more years to come.

Social infrastructure in Adyar has been another plus point. The area is home to many reputed educational institutions and hospitals. Even common civic facilities in the locality, like street lighting, drainage and sewerage system are very well maintained.

Residential Market

Apartments dominate Adyar’s residential market, while independent houses in Adyar occupy a significant part. As the cost of living in the locality has been on the rise, a number of builders and promoters have been offering projects for luxury properties in apartments, villas and penthouses.

Whereas apartment prices in the locality range from Rs 12, 624 to Rs 15, 598 per sq ft, one would have to pay anywhere from Rs 24 to Rs 30 per sq ft for taking an apartment on rent in Adyar. Independent houses are costlier, with prices ranging from Rs. 17,502 to Rs. 28,299 per sq ft and the rental rates, on the other hand, ranges from Rs 24 to Rs 28 per sq. ft.

Major Challenges

Although Adyar boasts of excellent civic infrastructure, the locality’s residents do experience some civic woes. The major challenges here include footpath encroachment, delay in clearing debris/garbage, and traffic violations like unauthorized parking and over-speeding. Dumping of construction material by builders is also a major civic issue.

Factors for Growth in the Future

With the demand rising for residential areas in Adyar, many malls, complexes and luxury apartments are on the rise. Adyar Super Shop and Lifestyle are just two of the jungle of shopping malls located in the area. A number of restaurants and star-rated hotels such as Esthell, Fairmont, and Akkarai are also in the pipeline. These new developments are set to help the locality grow.

The construction of the metro rail station in Mylapore just outside Adyar will also greatly influence the locality. The metro rail, passing from Moolakadai to Poonamallee, will be passing through Mylapore, helping divert considerable traffic that usually flows through Adyar. This will make the roads less congested and help keep a check on pollution.
