Factors for Growth in the Past
Ambattur was primarily a village with vast expanse of agricultural lands fed by Ambattur Lake. Availability of land was one of the prime factors, while proximity to areas like Anna Nagar helped Ambattur develop into a hub of factories and office spaces.
Other factors such as communication facilities, availability of raw materials, and large volumes of ground water were available here, making it a favourable location for establishing industrial and residential projects. Low property prices helped the residential pockets to flourish here, grabbing the attention of several flat purchasers. Good connectivity via roads as well as railways marked the locality as one that’s sought-after.
Residential and Commercial Market
Residential Market Trends
Apartments and houses dominate the properties in this region. Ambattur is tagged as a well-developed locality because most of the projects here, are completed and ready for occupancy. The average sale price for multi-storey apartments in Ambattur is Rs 4,450 per sq. ft. and for builder floor apartments is Rs 4,150 per sq. ft. On the other hand, the average price for residential plots is Rs 25,750 per sq. yd. and for residential houses is Rs 5,650 per sq. ft.
Commercial Market Trends
The commercial market in Ambattur is rising significantly since the past few years. The monthly average rent price for office spaces here, is approximately Rs 20 per sq. ft., and for shops is Rs 32 per sq. ft.
Major Challenges
Ambattur Lake is afflicted with problems such as dumping of garbage, water mining, and construction of buildings, all of which pollute the lake. On the other hand, Thangal Lake suffers due to pollution caused by sewage. The region generates nearly 250 tonnes of garbage daily.
From the past few years, inadequacy of drinking water has been a major cause of concern. Absence of streetlights and proper roads makes matters worse. The area’s residents have to deal with garbage disposal, poor waste management, and pollution issues, which puts them at a health risk.
Factors for Growth in the Future
The State government plans to extend the Chennai Metro Rail project by constructing three more lines. They aim to expand the metro network to the farther corners of the city. Phase-I of this project will be completed by 2015. Under the second phase, the Moolakadai-Tirumangalam line will pass through Ambattur, Red Hills, and Mogappair. The completion of this project will drastically enhance the connectivity, and thus the real estate appeal of the area.
The major builders developing projects in Ambattur include Loyal Housing Development Pvt Ltd, Barath Building Construction Pvt Ltd, Shree Mangalam Builders and Real Estate Limited, Dugar Group, Rajarathnam Construction Pvt Ltd, and Rahul Associates. Some of the upcoming residential projects include Green Garden, BCCL Navarathina, Aishwarryam, RC Adena, Rahul Vaideeshwarar, and Dugar Lake.
