Q: I am a software engineer working in ITPL. A friend of mine suggested me that properties are available at lesser rate in Varthur. Is it true? Is it good to invest in that area? As I see there is no good development happening. Roads are congested and no good facilities. Can you guys help me out?

Hi Deepak, Varthur is a great location to INVEST. Its located close to major IT Hubs, say ITPL is 7KM, ORR is 6.5 KM and even Sarjapur Wipro is 7 KM. Moreover, the peripheral ring road will pass via Varthur (though it will take some 3-5 years). The Varthur Road is already sanctioned for widening. Moreover there is construction activity going on the other side of Varthur Lake. More than 10 BIG projects are under construction in Varthur with 3-4 premium villa projects. You can look for Mulberry Mist project which is the BIGGEST RESIDENTIAL PROJECT in Varthur with 360 flats. Since, you are looking for investment purpose, this is right time since the project is in pre-launch phase. You can read more about it on our BLOG www.vivekEstate.com
Its just an illusion that varthur is not developed.. future lies in varthur as the the PRR goes through it and it is very reachable to (1) White field IT companies (2) ORR IT parks like Cisco, VTV., INTEL,honeywell, ECOspace..
And also it connects the electronic city roads.. It will be a very good decision to invest in Varthur and surrounding areas.. just think little bit beyond how a few roads look like...
The Lake is huge advantage.. There wont be any water problem at all.. even during summer... its beginning to be the development hub after marathahalli, whitefield... Prices in this area might even double 3-4 years down the line.., It will be a nice decision to invest in and around varthur
I agree with you Deepak.. I have been to Varthur many times as my relative stays there.. The area is not so developed.. and bus stops roads are also not good.. and there is a lake which is very polluted because some companies/factories are leaving sewage water into the lake..
