In my Opinion.. We are reaching a Point of Saturation on Price. This will get corrected in next 1 - 2 years. Right now what's happening in Chennai is really a Hype due to the Brokers trying to pursuade a higher price than what it is worth off & property Sellers are also bit Greedy (Not all).
What's happened in BLR is not far for Chennai. Chennai very soon the Premium locations would loose its Appreciation effect & stagnate as the affordability may not be there going forward. As most of the Large Scale Factories, Manufacturing & BPOs are moving outward. This Price Trend in Reality will reverse soon.
Hi..Himani..Along with rising demand and shortage of supply, the residential prices are soaring..this effecting rental prices also..Rent of a two and three bedroom apartment is nearly between Rs 23,000 and 35,000 per month respectively.
Yes Kaushik...you are right...The property prices in the last quarter of 2011 was approximately Rs 8800 per sq ft and it was around Rs 10,000 per sqft in the last quarter of 2012.
Hi Rajiv,Currently, the price for residential plots in T. Nagar start from Rs 20,000 per sq ft while those of apartments vary from Rs 15,000 to Rs 18,000 per sq ft.
