Q: Hi, is there any measure being followed in order to promote affordable housing in India?

Hi Mr Lokesh,
It is noticed that affordable housing projects are getting a tremendous interest in these regions, which the private developers are focusing at. Nearby sub markets like Sohna in Gurgaon including Noida Extension & Yamuna Expressway in Noida are currently known as top affordable destinations in Delhi-NCR.

According to sources, June quarter noticed four affordable projects launched in Sohna as well as Noida Extension in the price of around Rs 30 to 50 lakh. The Indian Real Estate Market has been seeing a slump in demand for the last 2years because of high home loan interest rates as well as serious liquidity crunch amid builders.

I got to know from news, aggregate projects launched in DelhiNCR region stayed steady at nine in the June quarter. On the other hand, a 14% decrease was noticed in the quantity of projects dispatched in 2015 first half. Some how there has been many ups & downs in the affordable housing trend in DelhiNCR. Still it manages to fulfill the requirement of people.

As per different sources, centre as well as every major states need to inspect PPPs for public housing. They should support affordable rental housing as well as provide of affordable units. As per sources, Haryana Urban Development Authority (HUDA) launched various affordable housing schemes in Gurgaon. Same like HUDA, Delhi Development Authority (DDA) has also launched many affordable housing project in Delhi region. It is duly noted that affordable housing project units are getting a huge demand in Gurgaon as well as Delhi.

Hi Lokesh,
According to sources, builders launched around 7000 affordable units in this period against 1670 in the year-prior quarter. Out of 7000 units, 4251 units (60%) were launched in the National Capital Region, which includes Delhi and adjacent cities, for example, Ghaziabad, Noida, Gurgaon and Faridabad.

As per the current news, special importance on affordable housing by the govt and the increasing demand has propelled a spurt in affordable housing projects over the country. New projects over every housing categories saw around 144% ascent in Delhi-NCR at 6,900 units. But in the first half of year 2015, Delhi-NCR saw a 28% year-on-year drop in unit launches to 9700 units.

Along with that, tax exemption for low-income houses up to 60 square metre carpet area and extension of tax holidays for low-income housing under Sec 80 1B of the Income Tax Act would be helpful at this period.

There are no effective initiatives in the policies for affordable housing segment. This year's budget sop of 100,000 ($1,800) additional tax benefit on home loans will largely benefit tier II and tier III cities. Launching incentivized policies for developers to provide mass housing in the suburbs and satellite towns of metros and Tier I cities would be of great benefit to the affordable housing sector.

Hi guys, to promote affordable housing, National Housing Bank (NHB) is setting up an urban housing fund with 2,000 crore and the Housing and Urban Development Corp too has set a target to build 500,000 affordable homes and in its first tranche, has raised about 2,200 crore.

As of now nothing is being done in this regard.. but the govt has to reform the development norms as most of the existing ones are obsolete. Increasing FAR, encouraging the public-private partnership route, speeding up the launch of real estate investment trusts or listed companies that own and manage property on behalf of shareholders, and many other measures have to be followed in order to meet the large-scale fund requirement for mass housing.
