Hi Guys, As per the latest news, the Delhi High Court dismisses a PIL against an AAP govt notice upgrading the circle rates of rural area(agricultural land) in the capital by 3 times. Kindly discuss.
Hi Raj, As per the news, bench of Chief Justice G Rohini and Justice Jayant Nath declared that, no case is made out as the notice was issued for the sake of the lieutenant governor. The court passed the request after the applicant, who had looked for subduing of the August 4 notice, neglected to answer the seat's question regarding who has the authority to authorize the same.
Yes Jeet, that is right. But on the other hand, the bench was told by the Delhi govt that according to the Transaction of Business Rules, the notice must be issued for the sake of the LG and the same has been consented to.
Hi Guys, According to sources, as the notice was issued for the sake of LG, no case is made out. The writ appeal is rejected. The appeal filed by a property dealer, Mr Gopal Gupta, had asserted that the notice issued by the Delhi government was invalid as it has been issued with no authority.
The circle rate is usually calculated based on six services, including club, gym, security, power backup, swimming pool, provided by the developers. Earlier, circle rates were charged 25% in those societies where developers were providing only two services out of six. But this year, the local body has decided to charge 5% on each service. The overall circle rate will not be more than 25%.
Today the circle rate in Noida and Greater Noida is suppose to increase with the district administration approving a 10% hike in the residential category for registration of plots. Commercial properties will see a 2% hike, with the exception of sectors 18 and 38A, where a 17% hike has been approved. For institutional properties, the circle rates will increased by 10%.
There are five categories of residential sectors in Noida. Last year, the figure was between Rs 32,000 and Rs 78,000.but this time the circle rates in the sectors will range from Rs 35,000 to Rs 86,000.
According to the last circle rate revision in 2012, the current rates are: Rs 6.45 lakh per sq metre in category colonies. Rs 2.05 lakh per square metre in B category. The circle rates for C category colonies is Rs 1,33,200 per sq metre, Rs 1,06,400 (D category), Rs 58,400 (E category), Rs 47,200 (F category), Rs 38,500 (G category) and Rs 19,400 for H category.
Hi, no one is spared my friend. The circle rates have been increased in both rural and urban areas. The new circle rates in rural areas like Bahlolpur, Haibatpur, Chotpur, Chhalera Bangur, Hajipur and Naya Bans are in the range of Rs 7,000-15,000 per sq metre. Also, the residential sectors will see the maximum increase because of huge transactions being done in sectors like Noida Extensions, Raj Nagar Extension, Crossings Republik, Noida-Greater Noida Expressway and Indirapuram’s Shipra Sun City. That’s not all, the developed sectors ..
Noida-Greater Noida, Yamuna Expressway and Ghaziabad has seen an increase of circle rates by up to 40% on all the residential, commercial and industrial sectors of Noida, Greater Noida, Ghaziabad and UPSIDC. Circle rates of residential, commercial, industrial, group housing, builders’ plots in Noida Extension, Yamuna Expressway and UPSIDC properties have been hiked by 10-30%. Currently, the going rate in the residential sector of NRI City in Greater Noida’s Pari Chowk is Rs 23,000 per sq metre, while in the commercial land of sectors like Alpha, Beta, Gamma, Swarn Nagari, NRI City and Golf Link 1, the rate is Rs 83,000 per sq metre.
Hi I would like to brief the recent status thats is new rates are somewhere between 7 & 25% for residential, 12 & 25% for industrial property, and 18 & 32% for commercial property and this came to effect from the 1st of August in Noida, G-Noida and Ghaziabad. The new circle rates in G-Noida west or as it is called, Noida extension which is also touted to be the most affordable of the Delhi-NCR region for the middle income group will be Rs. 28000/- per sq metre; a straight jump of Rs. 5000/- per sq metre from the previous Rs. 22500/- per sq metre.
The property prices in Noida, Greater Noida and Ghaziabad are likely to get costlier following the implementation of new circle rates. The concerned authorities of these regions have already increased their allotment rates.
The new rates will first undergo certain changes including creation of ‘V code’ for valuation of properties in the new areas, sectors, and villages, with extra charges (5% each) on facilities like gymnasiums, lifts, security, clubhouses, swimming pools, etc, and after that, they will be implemented.
Yea, true i have heard that for Greater Noida West (Noida Extension) will be Rs 28,000 per sq metre, while the existing rate is Rs 22,500 per sq meter.
Around 7 to 25 percent hike in circle rates has been proposed in Noida, Greater Noida and Ghaziabad, which would mostly affect the buyers and real estate developers.
