Government’s proposed infrastructure like High Speed Rail Link, Metrorail, Elevated Expressway, Peripheral Ring Road and Mono Rail.
Development of the IT sector and the rapid increase of HNIs
Proposed IT parks and SEZ in North Bangalore like Aerospace SEZ, Airport city and ITIR in Devanahalli

The reason why the demand for affordable housing is increasing is because of the availability of large land parcels at lower price points. Major real estate players and local developers have plans to enter the affordable housing segment of Bangalore. These include Tata Housing, Usha Breco Realty, Godrej Properties, Ashoka Group, Jannaadhar Construction, CSC Builders, Brigade Group, etc

VBHC Attibele and Patel Neo Town in the South Bangalore, Provident Welworth and Sovereign Lakefront in North Bangalore and Provident Sunworth and VBHC Kengeri in West Bangalore are some of the affordable housing projects in the city. The demand for affordable housing in East Bangalore is less than other micro-markets in Bangalore.

Affordable Housing:

The term ’affordable housing’ has gained ground in the Garden city, thanks to certain developers (like Brigade Group, Golden Gate, Purvankara and Ozone Group). The demand for this segment is mainly driven by the price sensitive buyers, thus affordable units are generally constructed in the suburbs, since land parcels are available at comparatively low cost. Kanakapura Road, Mysore Road and Hosur road have borne witness to the high demand in this segment.

Luxury Housing:

High-end residential property buyers are in bulk inside the city and hence it is ranked as the 3rd largest hub for HNIs in the country. Bangalore homes to more than 10000 millionaires and numerous expatriates who work in the city. Statistics confirm that the demand for high-end residential apartments in Bangalore have been on a rise in the Central Business Districts, Whitefield, Secondary Business Districts and North Bangalore.

Mid-Income Housing:

Coming as it does, this category is mainly driven by IT/ITes professionals. Proximity to workplaces, social infrastructure, easy access various educational institutes and hospitals have played a key role in driving the demand Furthermore, micro-markets like ORR, Whitefield and Electronic City have also experienced a steady growth in demand from the mid-income property buyers, due to such reasons.

Thats all is fine but what I feel is that adequate and true to type supply of residential units, in different categories( namely luxury, affordable and mid-incomes) has helped Bangalore secure its position in the top slot. Property buyers in the city have a knack for 2-3-4 multi-storey apartments that are laced with all the modern amenities like swimming pool, club house, gym, jogging track etc

According to market reports, availability of commercial spaces which fits the bill for different income groups, high quality of talent pool, gratifying education system and a diversified city culture has helped Bangalore reach the top slot. Some of the up-and-coming micro-markets that promises of fruitful returns include- Sarjapur, Road, North Bangalore, Outer Ring Road and Whitefield.
