Real Estate post election: Telangana vs Andhra Pradesh
Q: Due to the joint capital for coming 10 years, IT industries and better infrastructure I believe that Hyderabad( telangana) is better investment option.
But due to TDP's win in Andhra Pradesh, which supports BJP in the central, Will there be any impact on Andhra real estate ? Will real estate developments in Andra Pradesh take over Telangana?
Gachibowli enjoys good connectivity by road as the Old Mumbai Highway passes through this suburb. Also the Outer Ring Road (ORR) connects Gachibowli to other parts of the city. Multi modal transport system, a suburban rail system in Hyderabad also extends its services to the residents of the locality. Lingampally Railway Station and Hitec City are the nearest MMTS stations. Rajiv Gandhi International Airport is situated at a distance of around 30 kms.
Hey Saket, right now the price will remain stable in Hyderabad. I can suggest you In Hyderabad as per my opinion is that the 3 potential areas for future growth are Mokila, Adibatla, Pocharam.
Pocharam, I feel that this area has got lot of potential for growth in the coming years, mainly because of soem of the avantages such as : Infosys SEZ which had already started operations Raheja Mindspace East 11KM from Uppal X Roads (Uppal Circle) Located on the Hyderabad-Warangal Highway
The main advantage for Mokila is that most of it is residential development versus being spurred by any company starting operations in the area. Has potential to develop as a premium Residential area due to the various gated Villa, Apartment and Plotted ventures in the area.
Adibatla is rising mainly due to fast completion of TCS SEZ, which is expected to start operations in 2014 as well as Cognizant SEZ starting its construction in 2014. Other factors working for Adibatla.
@Saket : I think around 3-5 years, this is the right time to enter Hyderabad’s market. People are anticipating price correction. Once there is political clarity, prices are expected to appreciate further. Thus, this could be the best time to pick up stocks in Hyderabad market. :)
With the political stability in Hyderabad, the real estate development will boost bcas of the good infrastructure and low capital prices. But as per my knowledge TRS will start developing alternative cities rather than concentrating everything in Hyderabad, such as Warangal and Karimnagar.
@Vishal: Yes Vishal also I think There are various other expectations that the city’s realtors, developers and end-users have from the new government which include passage of the Real Estate Regulatory Bill, according industry status to the sector as well as bringing about various policy changes that that have been held back earlier due to a lack of consensus. Considering that the sector is one of the prime contributors towards the country’s GDP, it is imperative that the government brings about policy changes that will enable the sector to contribute substantially in future.
Hey guys, for the next 10 years, Hyderabad being the common capital of two states, there is a major chance that the real estate situation in Hyderabad will either be stable or increase but it will not fall. But because of the tax benefits and many important reason, many new industrial developments are expected to happen in Andhra within next few years which will have a huge positve impact on real estate of Andhra. It is sure that the real estate of Andhra will take over Telangana but it will not take over Hyderabad real estate.
@Sundar: Yes i accept with you. Most of the MP and MLA seats in and around Hyderabad are won by BJP supporters just like that of in Andhra part. This also proves that Andhra and Hyderabad will be considered and developed as a whole. Along with existing development in Hyderabad, the 10 years of common capital will only have a positive impact on Hyderabad real estate. But it also depends on how the leaders of TRS and TDP will frame their policies and implement them in these two states.
We can hope for good things now when the election's are over and results has came out and when TDP's has won in Andhra Pradesh, which supports BJP in the central it is expected that realestate developments in andhra pradesh will take over Telangana real estate.
