Q: Is it true that The Ministry of Urban Development on Wednesday hiked floor area ratio rules for residential plots in the Capital.

But they think that increase in FAR shall be effective if included by an increase in housing units, density and height. Offering the higher FAR will make the apartments bigger, and with no change in density norms, ticket-sizes may rise as well.

This extra FAR will definitely help developers with additional space and thus help in matching the demand and supply gap in Delhi. However, they are still waiting for explanation on the issue of change in density, number of home units and height.

Yep, I have seen that.
According to a statement from the Ministry, FAR in respect of plots of 750-1000 sq-m has been increased from the present 150% to 200%, while the same has been increased from 120% to 200 % for plots of 1000 sq-mtr. and above. While the ground coverage for plots of 750-1000 sq-mtr. will remain at 50%, it has been increased from 40% to 50% for plots of 1000 sq-mtr and above.

Hi all,
This move is expected to help builders, especially those who re-develop old plots. After this announcement, stocks of real estate firms rose on the BSE. DLFs shares ended 7.20 % higher at Rs. 151.95, while Unitechs went up 4.41% to Rs.18.95.

Hi James,
It is true. This initiative has been taken because Assembly elections expected in the next few months, this move of the Government has not surprised many, as colonies have been regularised in the past to attract voters.
