Q: I booked 3 years back A730 3 bhk unit by paying 1.22L loan praposal sent to iifl that te in between I movedback pune due to health issue later found it is been sold to anither investor yet no clarity on this unit, can expert advise plz

Q: My office is in Electronic City and we are planning to shift in this locality and we have short listed this project Expat Vida. I want to know what are types of units they have planned and also the price details. What is the total land area in this project.

Q: The builder - GK Infra, Anu Felicity villas located in Surya Nagar 2nd Phase, has taken the down payment towards construction complete 20% but hasn't even started my villa work despite repeated calls. He says, he "assumed" my khata was already applied from the date of my sale deed which is 2 years before!!! I was the one who followed up for Khata. He did not even bother to take that action from his side. Even the Khata took 3 months and he's saying inane talks like sometimes "Astrological signs n stars" delay khata. The site is dug up since 9 months. And the layout is not developed at all and is barren land, no lights, no roads. The same builder has property in Jakkur ..an apartment and also Edify School in Surya Nagar, Chandapura. Don't go for this property. Just go to the site in Suryanagar 2nd phase to believe as seeing is believing. Contact me if you need detailed & more info. You will feel like you have bought a land on your own, nothing from the builder's side. The site is dug up since 9 months. And the layout is not developed at all and is barren land, no lights, no roads. Check the site yourself!

Q: Upkar Heritage land was previously Empire Estate project. Empire Estate (GT Ramesh) and land owner (Gunduramia) tried to cheat buyers. Agreement to sale was made and they received money from buyers and denied to register register plots to them. And money was not returned. The victims are going to file court cases. Upkar is trying to sell plots which are already in agreement to sell previously by the landowner and Empire Estate.

Q: I am staying in a layout near chandapura, we layout site owners have formed a association and registered it. The developer wants to hand over the layout maintenance to the asosciation. Kindly advice on the documents required and steps to be taken for the handover. Does the association require lawyer during handover? Also if few site owners don't want to be part of association or don't pay maintenance charges how should such things be handled?

Latest Answer: he Karnataka Societies Registration Act 1960 is used for formation of associations in Bangalore. The Act does not bind anybody who is not a member. The advantage of the Act is it can be formed with minimum 7 members who are not less than 18 years. The association formed under this Act to maintain day to day affairs of maintenance. Both Residential and commercial building owners can become member of the society. A Lawyer need to be present during the handover.

Latest Answer: No occupancy certificate means that the building has not been given a 'Pass Certificate' by the concerned authority. As such, it does not have all the mandatory infrastructure or clearances that make the building inhabitable.

Q: Planning to invest here - VBHC Vaibhava - Wanted to know about any concerns related to this property - in terms of builder, possession, location. Is it a good investment bet?
Latest Answer: Hello Commonfloor.com, First and most important thing this VBHC company and the owner "Rahul Sabharwal" doing fraud work. I have all the documents and I am a flat owner. I did all the payments as per their company policy. Specially I paid 194700 rupees for sale agreement and Stamp duty Registration I paid near around 52000 rupees and 4500 rupees for Government/Advocate papers work. If I did payment more than 194700 for sale agreement then they have to be created whole agreement in Government stamp papers. But they created whole agreement in normal yellow pages not in Government stamp papers, that mean they kept my agreement money in their pocket and did fraud work. When I discuss the same matter with their customer care they are not giving proper response and cutting my phone calls. Guys I need your support in this matter. Because innocent people cannot stuck and face the problem. Thanks, Amzad Khan
