Q: Recently i came to know that builder is creating some problems for issuing NOC for resale. Earlier builder was charging 100 Rs. per sq. feet for NOC not it is increased to 450 Rs. per sq. feet. According to me this is illegal. Builder does not have any right to stop some one for selling his own property. Please advise on this point.
Latest Answer: I WILL NEVER RECOMMEND ANYONE TO BUY FLAT IN ACE PLATINUM EVEN IN ANY ACE GROUP SOCIETY. I purchased flat in ACE Platinum in 2018. Sales guy Mayank Tomar (posted at ACE platinum site) was dealing the sale along with Mamata. At the time of booking he promised the builder will put net on every 6th floor gallery open area, camera will be on each floor gallery. But after taking booking amount and loan disbursement from bank he started to deny everything. He also said that I will get parking at ground floor, they allotted parking in basement. The allotted parking now becomes a nightmare for me. And they are not ready to change allotted the parking to another place. I never recommend anyone to buy flat in this society event do not buy flat from ACE group. They all are big cheaters. Please do not deal flat purchase in ACE Platinum, and with ACE group, they are cheaters, they are making false promise and do not deal with Mayank Tomar, Mamata. These guys will give your the worst flat.

Latest Answer: Hi, Amrapali Grand is a GNDA approved project and almost all the major banks such as Axis, Citibank, DHFL, HDFC, ICICI, IDBI, Indiabulls, PNB, SBI etc. are offering loan for this project. As far as basic amenities is concerned, it offers central park, jogging track, round the clock security, wide roads, fountain, two elevators in each block, an exclusive club house with swimming pool and gym, fire fighting arrangements and 100% power backup.

Q: In ACE platinum builder is not providing NOCs to the flat owners. Without NOCs owners can not sell their units.
One of my friend contacted to the ACE group for the NOC and the spokesperson said that they will not provide NOCs till all the available units are not sold.
So in this condition you can not sell your flat event if it very much urgent for you to sell. So for those who purchase flats in the ACE platinum for investment purpose their investment is kind of stuck for next two-three years.

Q: We had 2 flats in ACE platinum and got the possession letter last month. In that letter, builder has mentioned many untold expenses like 2 year maintenance charge, 2 years club charges, electricity charge and many more which they not told to us previously and also not mentioned from last 3 years. Is anyone also got the possession letter of same kind.

Q: AVJ group is just a cheater.
Please do all the checks before booking a flat.

in 2014 AVJ group launched AVJ Info City, they had not taken all clearances and project got cancelled.
I had booked a 1 bhk in that project and 4.5 lakh and have not got the refund yet.

Q: I had booked a villa in Paramount Golf Foreste in Mar 2011,this builder is a big time cheat and his only motive is to extract extra money on one pretext or other from property owners. The possession of my unit was supposed to be handed over in Feb 2014 and has been delayed by nearly 1 year. After an inordinate delay of 1 year I received a letter a few days back informing me that builder is planning to offer possession very soon, no fixed date has been mentioned in the letter. The biggest shock was the illegal demands raised by the builder before offering possession.
01) Builder is asking for advance maintenance charges of Rs 87000/- for 2 years. The demand for two years ( the demand should be for maximum one year) is totally illegal and unethical and never mentioned in the allotment letter and agreement.
02) Builder has re imposed a interest amount of Rs. 10000/- which was waived off.
03) Builder has raised a demand of Rs. 90000/- (Rs. Ninety Thousand only) for 6 KVa mandatory power load which was never mentioned in the original agreement. Builder is charging Rs 35000/- (Thirty Five Thousand only) for electric meter connection charges.
04) Builder has raised a demand of Rs. 3000/- (Rs. Three Thousand only) (subsidized rates) for a personal name plate which was never mentioned in the original agreement. This name plate would not cost more than a few hundred rupees is we purchase it directly from the market.
05) Builder has raised a demand of Rs. 2000/- ( Rs.Two Thousand only) for landscaping of villa which was never mentioned in the original agreement. Biggest joke is that in the name of landscaping builder has planted a tree and few flower shrubs in front of the unit.
06) Builder removed the outer boundary wall and assured a natural hedge will be provided outside the unit (which is nowhere to be seen and arm twisted the property owners to accept this change by giving a option quit or accept. Will builder like to answer the question how much money he saved through this change.
07) A demand of Rs. 15000/- ( Rs. Fifteen Thousand ) has been raised for ONT Box security ( what are these charges about ?) and these charges were never mentioned in the agreement.
08) A demand for Rs. 15000/- ( Rs. Fifteen Thousand only) has been raised towards legal and documentation charges which was not mentioned at the time of agreement.
09) A charge of Rs 12000/- ( Rs. Twelve Thousand only) has been levied by the builder as two years advance club usage charges which is against the agreement and unethical.
The biggest fraud purported by the builder M/S Paramount Villa , despite delaying the project , they have avoided the penalty clause in the demand letter which clearly shows the ulterior motive of the builder.
I request all property owners to resist the illegal charges demanded by the builder. I also seek advice from other group members how to deal with the situation?

Latest Answer: Hi Mr Pankaj, In my point of view, if you think these are un necessary payments for you, then kindly have a very close check to your agreement & payment plan paper. It is advisable to do these checks by consulting an lawyer. Then if you found out really there has been some mistakes in payment plan , then send a letter to builder regarding this or consult with builder in person.
