Q: Hi All, I am buying a property in Ameenpur , I hear in the news lot of articles about Ameenpur dumpyard related hygine issues and several civic body/panchayat issues such as water mismanagement/crisis. Please advice if you are aware of any of these issues and if it is good to purchase property in this area.

Q: Not a great quality in terms of work and ammenities. Once bought house there than you are lost completely. Not completed in the given time frame, you end up being supervisor for your own house. End up skipping office and going to site to get the work done. request vendors daily to come and complete the work.
Big language problem with Builder.
Latest Answer: Hi Anmol, Why do not you go and talk with the builder and if there is a delay on possession you can ask the builder for some compensation.

Q: Hi,

I visited MJs Lake Front villa in Ameenpur and saw water seepage in multiple places in newly constructed villas. After discussion, they told they will fix it. So, yes, visually it can be fixed, but now it concerns me about the over all build quality of the villa.
Also, I saw the bricks, those are not red bricks those are ash bricks. Also, they are plain from each end so no cement masala can be poured for extra grip.

Can anyone comment here about my observation, knowing all these, should I prefer their construction?

Q: Hi, In ameenpur area Shankar green homes offering at cheaper rates compared to other, would you suggest to buy home in this project ? will it become dream home for some one who is salary dependent ? Any pointers and suggestions please.

Q: for Ameenpur, who will provide the approval for construction?
Latest Answer: Hi Poonam, I know that there are few HUDA approved layouts around this place, which might be better.But most of the land in this location is Panchayat layouts which are approved by HMDA.

Latest Answer: Hi Vineet, Panchayat layout rules will apply in case the land is not in the outskirts and not under Hyderabad Urban Development Authority.During conversion 1/3rd of the land should be left for open space. The local panchayat/municipality may be ready to waive, but it is best to check with the local office regarding all approvals

Q: we have given a lac as token advance to buy 200 sq Yards individual plot with construction.
Builder is refusing to disclose the information and reluctenet to provide details of title and exact survey no in which my house falls under as it is a total of 12 acre gated community layout which has been approved by gram panchayat.

He is not cooperative, finally the story is as

He has sold few flats to an NRI and registered my flat (about to buy) on his name.

Now they are saying that agreement will be done between NRI and us instead of PVNR SHANKAR GREEN HOMES

If we issue the checks on the name of an NRI will there be legal issues later on by PVNR SHANKAR GREEN HOMES

If its so will there be separate agreement between us and builder for construction in the land ?

Will there be any issues in LOAN processing ?

If loan to be disbursed then will it be on PVNR SHANKAR GREEN HOMES ?

is it the fair practice ?

how to over come all these ?

Latest Answer: Hi. I suggest you talk to other residents in that area, if you can. You will understand how the builders are. Maybe ask around in the local areas where they are located you will get some information. If you feel something is fishy then you should probably just stay away from this.
