Major Landmarks
Factors for Growth in the Past
The combination of availability of vacant land and proximity to IT areas was a major growth factor for Hosa Road. Several builders such as Mahaveer Group, SJR Prime Corporation, Ardente Realtors, and Amit Properties set up several residential projects in this part of the city, accelerating real estate growth in the process.
Residential Market Analysis
Apartments, independent houses, and residential plots comprise the property spectrum of Hosa Road. Among these, apartments are the most common, selling at an average rate of Rs 3,400 per sq. ft. While the average rate of independent houses in Hosa Road is Rs 2,700 per sq. ft., residential plots are priced the highest, at Rs 5,910 per sq. ft. on an average.
2-3 BHK apartment units lie in the price bracket ranging from Rs 16 lakh to Rs 1 crore. The price for residential plots in this region range from Rs 18 lakh to Rs 87 lakh.
The rent culture in Hosa Road is on the upswing. While the rent for 2-3 BHK apartment units range from Rs 11,000 per month to Rs 25,000 per month, the rent for independent houses is in the range of Rs 4,000 per month and Rs 11,000 per month.
Major Challenges
Primarily a residential locality, one of the major challenges faced by Hosa Road is the lack of commercial development. Increased focus on establishing more office spaces, malls, shopping stores and complexes, and other infrastructure in the locality would improve the area’s real estate market to a great extent.
The presence of potholes on this stretch makes travelling harsh. Additionally, the road tends to see garbage spill-over and needs to be cleaned regularly. Lack of drains have resulted in waste water disposal issues, adding to the locals’ woes. The situation gets worse during the monsoons.
Factors for Growth in the Future
The completion of residential projects such as SJR Parkway Homes, Mahaveer Ranches, Ardente Pine Grove, S V Nature Lake, and Dreamz Simant would enhance residential project development along Hosa Road and attract more of the builder community to invest here.
The Bangalore Metro Rail Corporation Limited (BMRCL) has been planning to construct 16 Metro stations on Reach 5 of Phase II of the Bangalore Metro rail project. One of the proposed stations is going to be constructed on Hosa Road. This will certainly steepen the growth trajectory of this locality.
