Situated amidst ponds and lakes, Jakkur is a locality seated in North Bangalore, adjoining  Bangalore-Hyderabad Highway or Bellary Road. It houses the reputed Jawaharlal Nehru Centre for Advanced Scientific Research (JNCASR), a multi-disciplinary institute known around the globe. This deemed university is funded by the Department of Science and Technology, Government of India. The famous Jakkur Airfield, also called Jakkur Flying Training School and the only general aviation field in Bangalore, is situated here.

 

Jakkur is surrounded by several noteworthy educational institutions such as Ohio Manipal School of Business, Pradeep Education Society, and Amrutha Education Society, to name a few. It also has a few well-equipped health-care facilities around the area, such as Columbia Asia.

 

Mega Mart, Esteem Mall, Big Bazaar, and Reliance Fresh are the nearest commercial establishments to Jakkur, providing the residents with basic amenities. A few fine eateries like Curry King, Maha Sri Restaurant, and Amber Restaurant are scattered here, too.

 

Jakkur’s neighbouring localities include Kodigehalli, Sampigehalli, Dasarahalli, Rachenahalli, and Amrutahalli, all of which are easily accessible because of the excellent connectivity via roads and public transport.

 

The lake in the area is called Jakkur Lake. One of the cleanest and largest water bodies in Bangalore, it provides potable water to the city. It is also a potential model for Integrated Urban Water Management. The Bangalore Water Supply and Sewerage Board (BWSSB) has set up a sewage treatment plant to the north of this lake. Currently, the lake is fed with 8 million litres of treated water every day, which recharges the groundwater and increases the water table, maintaining regular water supply.

Jakkur’s proximity to the prominent Bellary Road and Bangalore-Hyderabad Highway, catalyses its connectivity to the other areas of Bangalore. Jakkur Main Road, Amruthahalli Main Road, and Talacauvery Road also play a vital role in enhancing the region’s connectivity.

 

Several buses ply to and from GKVK, JNCASR, Telecom Layout, Amruthahalli, and Byatarayanapura bus stops, facilitating intra-city travel. Hebbal Railway Station and Kodigehalli Railway Station are the two prominent rail transit points near Jakkur, providing inter-city rail transport.

 

Kempegowda International Airport is situated 24km from Jakkur. This distance can be covered in about 30 minutes via Bangalore-Hyderabad Highway/AH 43/NH-7.

Factors for Growth in the Past

 

Development of the Bellary Road and Bangalore-Hyderabad Highway was one of the major factors contributing to the growth of Jakkur’s real estate market. The region saw significant increase in the residential and commercial pockets, naturally as well as because of the availability of land, inviting more builders to start new projects here.

 

Availability of adequate public transport was yet another factor. One could reach anywhere in Bangalore once they got on to the Bellary Road. This enhanced the locality’s overall appeal in terms of buying a house.

Major Challenges

 

Jakkur’s civic issues, especially in the Jakkur Plantation Area, are taking a toll on the local residents. In spite of repeated complaints about damaged street lights in the area, no action has been taken so far. Limited water supply and power cuts are also a cause of concern.

 

The increasing number of potholes also requires immediate attention. The civic authorities had managed to repair the road by covering it with loose gravel stones, but it did not help in the long run.

 

Factors for Growth in the Future

 

Jakkur is witnessing the development of a few projects, both in the property and infrastructure spheres. Several residential projects like HRC Ibbani and Unishire Verzure are already underway, and will be up for possession soon.

 

In addition, the government is keen on relocating the Bangalore Turf Club (BTC) from outside the city to Jakkur. The locality’s proximity to the airport and the availability of 150 acres of land also make it an ideal location for the BTC to start operations here.
