Located in West Delhi, Janakpuri is the perfect locality for anyone who wants to invest in luxury villas or bungalows. The locality falls under the jurisdiction of the Delhi Development Authority (DDA). Being the oldest residential suburb in Delhi, Janakpuri has been planned in a meticulous way. With its well-connected road network, open spaces and beautiful bungalows, it is a home-owner’s delight. The locality of Janakpuri consists of four major blocks. There are parks adding to the greenery of every block, which is why this locality is also known as the Colony of Parks.

 

 

Other than the residential blocks, Janakpuri is also known for its bustling commercial areas. All the blocks have at least one shopping centre; the ones in C-4-E and B1, however, are most preferred. District Centre is another upcoming commercial area in this locality, where the residents like to relax, catch a movie, have a nice meal, and do some shopping. A charming feature of this locality is the weekly produce market that is hosted every day in different blocks.

 

 

There are a number of good schools in Janakpuri, like Kendriya Vidyalaya, Modern Era School, and Lawrence Public School. The main mode of public transport in Janakpuri is the Delhi Metro Rail. The two metro stations of Janakpuri West and Janakpuri East lie on the blue line of the Delhi Metro. The localities connected via the Delhi Metro with Janakpuri are Noida, Dwarka, Uttam Nagar, Nawada, Karol Bagh, Shadipur, Patel Nagar, Rajendra Nagar, Moti Garden, Rajouri Garden, Pragati Maidan, Indraprastha,  Mayur Vihar and others.

 

 

The buses that ply through the locality are mostly under the Delhi Transport Corporation, or owned by private dealers. These buses commute to other parts of the city on a regular basis and are a huge help to the daily commuting crowd of Janakpuri.

One of the major reasons behind Janakpuri’s rise as a major residential suburb in West Delhi is the presence of three metro stations. The stations of Janakpuri East, Janakpuri West and Uttam Nagar East have contributed in swelling the connectivity of this locality with the rest of Delhi. One can easily get on the NH-8 from the Janakpuri district centre after the construction of the missing link of the ORR.

 

 

This locality has seen a simultaneous development in all aspects of social infrastructure, like banks, schools and hospitals. The development of this colony started as early as the 1970s, so it has had a lot of time to develop into a wholesome, well-rounded residential community.

 

 

The commercial growth in Janakpuri has also contributed to the real estate market. Different shopping centres like the West End Mall, pubs and restaurants like KFC, McDonald’s, and others have boosted the economy and the realty market of this locality.

The residential properties in Janakpuri are mostly villas, private houses and DDA apartments. The market here is mostly dominated by well-off buyers, who are looking for a posh villa or bungalow in an upper class locality.

 

The residential multi-storey apartments in Janakpuri are priced at an average rate of Rs 10,400 per sq. ft and the rent value is Rs 18 per sq. ft. The residential houses in Janakpuri are mostly in demand here, are priced at Rs 17,500 per sq. ft and their rent price is Rs 155 per sq. ft. For the commercial office spaces, the selling price is Rs 12,000 per sq. ft, and the rent price is Rs 65 per sq. ft.

 

 

Major challenges

 

 

Janakpuri is separated from the much under-developed areas of Sitapur and Milap Nagar by just a narrow drain. These areas have not seen much development, and a proper drinking water supply was only provided very recently. The sewage system in this colony is non-existent, which is affecting the pollution levels of Janakpuri.

 

 

Janakpuri itself has seen a lot of sewage related problems lately. The residents have complained about the drains overflowing and the sewage draining onto the roads. This has given rise to the mosquito problem in the locality.

 

 

Garbage disposal and waste treatment has been another major problem throughout West Delhi. In Janakpuri, garbage has been dumped on most roads, which catalysed several other problems in this locality. The problem lies in the Bhalasawa landfill, which has reached its saturation point, and the North Corporation has failed to resolve the problem yet.

 

 

Future prospects for growth

 

 

The recently opened Delhi Haat in Janakpuri is the third one in Delhi. With anticipations rising for this cultural hub for the past couple of years, this has already become a major landmark in Janakpuri. It has a hundred craft stalls, three exposition halls, and 46 air-conditioned shops, with the central theme of music. The main aim of the Delhi tourism board behind creating the Delhi Haat in Janakpuri was to attract tourism. With increased tourism to this locality, the commercial aspect of the real estate market is expected to see a rise in the coming years.

 

 

Construction has started for another metro line from Janakpuri West to Botanical Gardens. Once operational, this corridor will further improve connectivity between Janakpuri and other areas of the city, like the domestic terminal of the IGI airport, Hauz Khaus Jamia Milia Islamia University, IIT Delhi and Noida. Better connectivity leads to higher demand in real estate.

 

 

A number of projects have already received approvals, and are in the initial phases of their execution. Of these upcoming projects in Janakpuri, the major one is the sports complex near Vidya Park. There are going to be a number of swimming pools, ice-skating rinks, gyms and shopping centres, which will end up increasing the value of this locality.
