Nestled between the tranquil areas of Bannerghatta National Park and bustling Electronic City, Jigani enjoys the best of both worlds. The locality is situated in Anekal Taluk, and forms a part of the upcoming industrial and residential cluster of South Bengaluru. Demarcated by Bannerghatta Main Road, Jigani’s high point is the Jigani Industrial Area and its proximity to the rapidly developing IT hub of Electronic City.

 

The area is surrounded by a number of lakes like Hennagara Lake, Bidre Kere Lake, and Jigani Lake. It also lie close to areas like Nallasandra, Ramasandra, and Mantapa, which lie along Bannerghatta Road amidst greenery. Jigani boasts of a great residential market for mid-segment and middle-class home buyers, thanks to its excellent connectivity, and serene environment.

 

While the area might not be at par with the localities of North Bangalore, which boasts of sturdy social and civic infrastructure, many schools and hospitals are found in the vicinity. Some of the prominent schools in the region include Redbridge International Academy, Treamis World School, and Achievers Academy Bangalore.

Otis Circle, APC Circle, and Harapanahalli bus stops facilitate intra-city bus travel. Buses from these stops take commuters to Majestic, Corporation, Double Road, Shantinagar Bus Station, Meenakshi Temple, Basavanapura, Banashankari, and Banerghatta.

 

Bangalore City Junction stands 42 km away, and can be reached via Nice Ring Road. Another prominent railway station, Yeshwantpur Railway Station is situated further ahead, at a distance of 56 km. Both the stations can alternatively be reached using BMTC buses. Trains from these two stations take commuters to other parts of India.

 

Bengaluru International Airport, otherwise known as Kempegowda International Airport, is situated 62 km away, and takes close to one-and-a-half hour to reach via NH-7.

Factors for Growth in the Past

 

Jigani’s strategic location near Electronic City played a crucial role in the early industrialisation of the region. To suit the growing needs of the IT professionals working in these areas, several residential projects like Prasanthi Green County, Chandrakantha Infinity, Abhaya Lake Shore, Ideal Hitech Township, and DLF Maiden Heights were launched here, strengthening its hold over the residential market.

 

The presence of Bannerghatta Main Road also contributed to the growth of the locality. Improved connectivity coupled with affordable property prices acted as a catalyst in attracting potential property buyers to seek new investment avenues in areas like Jigani.

 

The establishment of company offices of HCL, Cipla, Kirloskar Toyota Textile, and Biocon Limited, among others proliferated quick development in the area, and caused many mid-to-large scale residential projects to mushroom here.

The property market of Jigani is well partitioned into residential and industrial or commercial units. Rental properties are not available in large numbers, as many residential complexes are still under construction. However, the rent for apartments range from Rs 7,000-18,000 per month. The rent for individual houses typically oscillate between Rs 8,000 -15,000 per month.

 

Commercial Market Trends

 

Commercial plots in the area are economically priced, selling at an average rate of Rs 765 per sq. ft., with the average price ranging between Rs 7 -15 crore. Several Industrial buildings are also up for sale here, and sell at an average rate of Rs 3,340 per sq. ft.

 

Major Challenges

 

The presence of granite factories and quarries in Jigani Industrial Area has been a major challenge for quite some time now. Dust from these quarries has been causing several respiratory problems and allergies among the locals. People living in small colonies and villages around these quarries are the most affected by this. However, several waste disposal measures have been undertaken recently so as to avoid adverse health impact.

 

While the majority of the area enjoys good connectivity, certain internal roads are not well-laid and are either too narrow or filled with potholes. Along with this, sewage problems along Doddakammanahalli Road, which connects Bannerghatta Road to Jigani Road, also persists, posing a threat to the safety of the pedestrians.

 

Factors for Growth in the Future

 

The proposal of the Karnataka Housing Board (KHB) to develop a new layout called Swami Vivekananda Nagar near Jigani would accelerate growth of the residential sector in the region. If this project sees the light of day, the area will see allotment and development of 50,000 sites and houses and a manifold increase in the concentration of residential properties. With the state government identifying Jigani as a part of the eight residential and industrial clusters that are witnessing rapid development in the coming future, the realty prospects of the area look very bright.

 

The demand for apartments and villas in residential complexes is set to rise once the construction of the ongoing residential projects like DLF Woodland Heights, Samskruti Maurya, Richmond Pride, Green Wood Empire Villas, and Anugraha Green Villas are completed. The launch of several upcoming projects like Sai Brundavanam, CK Classic, and DLF My Town UNO will further tap into the property market here, and nudge the locality into the direction of being well developed.
