Factors for Growth in the Past
Maninagar began as a stretch of land owned by a banker. It was later donated exclusively for development, which essentially kick started the locality’s growth agenda.
Being strategically located in Ahmedabad also helped speed up the infrastructural development efforts in Maninagar. Many roads and highways came into existence around the town and this helped pave the way for businesses and other investments to reach the city.

The real estate market in Maninagar is dominated by apartments, followed by houses. The cost of apartments in multi-storey buildings in Maninagar saw a rise in prices per sq. ft. from the first quarter of 2014 to the second. In Q1, the price range of the property was between Rs 3,000 per sq. ft. to Rs 5,000 per sq. ft. This range changed in the second quarter and was between Rs 3,100 per sq. ft. and Rs 5,600 per sq. ft.
Individual houses sold at Rs 7,500 on average per sq. ft. in the third quarter of 2013, and plots at Rs 7,600 per sq. ft. during the same quarter. The commercial office space is available in various parts of the region for rent ranging between Rs 30-40 per sq. ft. in the second quarter of 2014.
