Maninagar is a locality near Ahmedabad, Gujarat. It is located in the south of Ahmedabad and is divided into two regions, Maninagar East and Maninagar West, by Maninagar Railway Station.

The locality has a well-developed infrastructure in place. This can be partially attributed to its proximity to Ahmedabad. The area has many recreational spots like parks and walking areas. The Physical Ground is a sports stadium located nearby, that provides space for playing a diverse array of sporting activities.

Rail Road connects Maninagar to major destinations along the Ahmedabad-Pune route. The major airport in the area is the Sardar Vallabhbhai International Airport. Many popular destinations in the country and across the continent are connected to this town by airways originating from this point. The airport is located at a distance of 12.8 kilometers from the city.

Maninagar is located close to NH-8A and is connected to it via the Maninagar road. This road is a key transit route for traffic and cargo across the country. The road network existing within Maninagar has improved connectivity across the city. Auto-rickshaws and taxi-cabs can also be hired for travel between local destinations.

Factors for Growth in the Past

Maninagar began as a stretch of land owned by a banker. It was later donated exclusively for development, which essentially kick started the locality’s growth agenda.

Being strategically located in Ahmedabad also helped speed up the infrastructural development efforts in Maninagar. Many roads and highways came into existence around the town and this helped pave the way for businesses and other investments to reach the city.

The real estate market in Maninagar is dominated by apartments, followed by houses. The cost of apartments in multi-storey buildings in Maninagar saw a rise in prices per sq. ft. from the first quarter of 2014 to the second. In Q1, the price range of the property was between Rs 3,000 per sq. ft. to Rs 5,000 per sq. ft. This range changed in the second quarter and was between Rs 3,100 per sq. ft. and Rs 5,600 per sq. ft.

Individual houses sold at Rs 7,500 on average per sq. ft. in the third quarter of 2013, and plots at Rs 7,600 per sq. ft. during the same quarter. The commercial office space is available in various parts of the region for rent ranging between Rs 30-40 per sq. ft. in the second quarter of 2014.

Major Challenges

Being a developed locality, certain areas in Maninagar sometimes become crowded with pedestrians and vehicles during rush hour. Rash driving by auto-rickshaw drivers is a major civic challenge. The city also has high levels of air and noise pollution. Petty crime is also a significant problem in the city.

Factors for Growth in the Future

Majority of the projects in Maninagar are complete, while some are still under development. Safal Constructions Pvt. Ltd. and Dev Infrastructure are two builders with ongoing constructions in the area.

Due to its proximity to major road networks and towns, the property price in Maninagar is expected to rise gradually.
