Nandi Hills

Overview :

Nandi Hills is located in North Bangalore and is situated in the outskirt of the city. Nandi Hills is 10 km from Chickballapur Town and approximately 60 km from the Bangalore city. It is a scenic location in Karnataka. It is one of the most popular hill stations near the metropolitan. It is just a road trip away from Bangalore. Being a small hill station in karnataka, this place can be reached by all modes of transport. Kempegowda International Airport is located very close to this place and one can get train, cabs and buses from there to reach Nandi Hills. Prominent areas located close to it are Sultanpet, Madakuhosahalli, Channapura, Heggadahalli, Devisettihalli, Angatta, Melekote etc. In addition, the hills are located about 20 km from the NH-7 just after Devanahalli Town. Due to its location, Nandi Hills is rapidly developing and numerous commercial and residential projects are underway in the region. This locality is very close to SH 104 & 74. Visitors from all parts of the country come on trips to the hill station. This town is home to beautiful mountains, waterfalls, streams and other scenic spots. Some of the popular points of interest in the town are Tipu Sultan's Palace, Sri Bhoga Narasimha Temple, Muddenahalli, Gavi Veerabhadra swamy temple, and Summer Residence of Tipu Sultan.

Connectivity :

Connectivity is very poor unfortunately. It is better if you have your own car or vehicle as frequent buses are not there from city centre to Nandi Hill but BMTC buses are there till Bangalore International Airport.
In the morning and evening there are direct buses. The KSRTC bus to the top leaves at 8:30AM from platform 10. Returning direct buses from the Hills to Bangalore leave at 2:30PM, 4:15PM and 5PM.
It has close proximity to Kempegowda International Airport which is located at a distance of 38.7 kms via SH104.
Nandi Halt, Chikballapur, Venkatagiri, Kote Halt are its nearby railway stations. However, Nandi Halt is the nearest railway station to it.

Factors for growth :

As far as the real estate is concern, Nandi Hills is heading towards a huge growth. The property prices are showing sure signs of appreciation due to proximity to Kempegowda International Airport.
The area is also coming up with proposed 5 star hotel, golf course undertaken by flagship company the Prestige group. Thus the land rates are sure to go high and get maximum appreciation in the coming times.
The area offers both affordable and luxurious projects.

Infrastructure Development (Social & Physical) :

The area has good educational institutions with the presence of international schools and schools affiliated to various boards of education. Some of the famous schools located here are Govt. Primary School, Govt. Lower Primary School, Sri Sathya Sai Educational Institutions, Govt. High School, Gitanjali International School, BGS World School, Indian Public School among few.
There are few shopping malls located far from the locality. MG-Lido Mall, Garuda Mal and Elements Mall are among them.
Healthcare facilities is also good in the locality. It has some quality hospitals in proximity. These are Columbia Asia Hospital, Leena Multispeciality Hospital, NRV Hospital to name a few.

Major Challenges :

The area is very far from the Bangalore City.
Travelling from main city to Nandi Hills is a problem if you do not have your own vehicle.
