With a balance of both residential and commercial properties, Sahibabad has recently become an attractive locality in Ghaziabad. The area began as an industrial zone, with a large number of factories and commercial buildings, including several engineering industries, construction companies, machine manufacturers, metal industries, and organisations such as Dabur Research Foundation and Bharat Electronics Limited.
The creation of a commercial hub in Sahibabad placed an increasing pressure on the area for residences. Consequently, the residential sector began to boom, leading to a vast number of apartment buildings and residential complexes being built in the area. Government bodies such as the Ghaziabad Development Authority, Uttar Pradesh Housing and Development Board, and Uttar Pradesh State Industrial Development Corporation have all joined hands and made a concentrated effort to develop Sahibabad, as a result of which the area is now a prime real estate location.
The residential areas of Sahibabad are peaceful and green, with planned colonies and large apartment complexes with all kinds of luxurious amenities. The area is also highly connected to the neighbouring parts of Ghaziabad, Noida, and Delhi. The area is flanked by other residential and commercial hotspots such as Vaishali, Vasundhara, and Anand Vihar. Its connectivity is also enhanced by the fact that Madan Mohan Malviya Marg runs down one side of the locality, and GT road hugs the other.
The infrastructure of Sahibabad is impressive, thanks to its history of industrial growth and development. It contains several premium hospitals, like Inderprastha Hospital, hang-out spots such as Pacific Mall, retail stores, and grocery shops. Connectivity and transit points
Sahibabad’s connectivity by road is excellent, thanks to its proximity to Noida and East Delhi. Public transport in the area is also getting better. Delhi has access to major highways including NH-24 and NH-58 through Sahibabad. Residents of the locality can reach these highways using GT Road or Madan Mohan Malviya Marg, which connects to GT Road.
Unfortunately, Sahibabad is not connected to other parts of Delhi by the Delhi Metro as yet, but it makes up for this by being very accessible by road and rail. Commuters can take interstate buses from the Sahibabad bus depot, or Kaushambi. Private buses also ply the routes between Delhi, Ghaziabad, and Noida. The train station in Sahibabad, Sahibabad RS is predominantly used by residents who live close to GT Road. The EMU rail is used by most of the residents on their daily journeys that have Delhi, Ghaziabad, Meerut, Dadri, and Hapur as the beginning and end points.
Sahibabad doesn’t have a dedicated cab service. However, residents can use the Vikrams to travel the roads, and can also jump into one of the many auto-rickshaws that ply the roads. Auto stands are at almost every street corner, and auto travel has become even more attractive after the auto-rickshaw pre-paid counter at Anand Vihar ISBT was set up.
The airport is about an hour’s drive from Sahibabad, which is at a distance of a little more than 35 km via NH-24.

Factors for growth in the past
Since Sahibabad began as an area that was predominantly industrial, this was the first factor that led to its growth as a locality. The employees and workers in the factories and companies needed housing, causing the GDA to approve the selling of plots of land for residential construction in the early 1980s. These plots were either connected to other parts of Ghaziabad through Ghazipur Road or GT Road.
Once the residential sector of the area began to improve, people began to flock to it, thanks to the job openings that the commercial establishments offered. The relatively low pricing of land and residences, and the impressive infrastructure and availability of all the necessities for running a household were also major factors. This led to restaurants, malls, multiplexes, and all kinds of stores coming up in order to take advantage of the market that the growing population of the area was creating.
The accessibility of the area from Delhi, Noida, and Ghaziabad have also contributed to Sahibabad climbing the ranks in terms of attractive localities for living in Ghaziabad.

Residential market trends
Residential real estate in Sahibabad is dominated by apartment complexes. The greenery and open planning of the area have made real estate prices to rise, and the continued influx of population has caused a boom in the commercial sector and a subsequent hike in prices. Builders have recognised the area to be a goldmine, thanks to its balance between peaceful suburb and bustling commercial area, and its proximity to the Delhi-NCR region, and have begun constructing residential projects in Sahibabad. Property buyers in Sahibabad are predominantly middle-class and upper middle-class individuals, who prefer 2BHK apartments of around 1,200 sq. ft.
Property price in Sahibabad has been steadily increasing since the first quarter of 2013, from Rs 3,600 per sq. ft to Rs 3,700 per sq. ft by the last quarter of 2013. The year 2014 has seen a similar trend, with the price peaking at Rs 3,900 per sq. ft in the second quarter.
Commercial market trends
When it comes to office space and commercial property in Sahibabad, the average rental rate ranges from Rs 50 per sq. ft to Rs 70 per sq. ft, but can go as low asRs 20 per sq. ft and as high as Rs 200 per sq. ft, depending on the type of property and where it is located.
Major challenges
Noise pollution is among the major civic issues in Sahibabad. A recent survey conducted during the first half of 2014 by the UP Pollution Control Board found that the ambient noise in the industrial zone of Sahibabad has been consistently higher than the limit that has been set for the area.
Another issue in the area is irregular water supply. In the rainy season, silt due to the rains cause a stoppage of water supply to Gang Nahar, the effect of which is felt even in Sahibabad.
Factors for growth in the future
The consistent demand for residential real estate and the steadily appreciating real estate prices spell out a bright future for Sahibabad. The enhancement of the transport network in the area will also augur well for the locality. Plans made by the GDA to extend the Delhi Metro Line from its current last stop at Dilshad Gardens to the Ghaziabad Bus Stop will result in Sahibabad receiving fast and safe connectivity to other parts of Delhi via the metro.
The GDA is also planning to construct Rapid Rail Transit System, which will have Meerut and Delhi (Anand Vihar) as end points. If this project comes through, Sahibabad will become more easily accessible to Delhi. The plans for this system include an express train and two passenger trains that will travel back and forth on the line, and also include the building of an elevated station at Sahibabad.
Another potential factor in the enhancement of Sahibabad’s infrastructure is Jaypee Group’s plans to invest Rs 2,000 crore in hospitals in UP. The group plans to build hospitals in Sahibabad, Agra, and Bulandshahr.
