Factors for Growth in the Past

Excellent connectivity via roads was the main factor that led to the growth of this area. Development of roads such as Shilphata-Mahape Road and Kalyan-Shilphata Road greatly contributed in improving the area’s connectivity. Shilphata-Mahape Road connected the locality to NH-4, improving accessibility between the locality and the rest of Navi Mumbai.

High property prices in the suburbs of Mumbai and growing demand for affordable housing were two other factors that caused a spurt of development in this locality. Shilphata’s low property prices were also attractive to prospective home buyers.

Land availability in the area also stirred interest of several reputed builders such as Bharat Infrastructure and Engineering Limited, Sapta Shree Builders and Developers, and Atlanta Limited, who kick-started several residential projects in this area.

Factors for Growth in the Future

There are plans to widen the stretch from Shilphata-Mahape Road, and transform it into a four-lane flyover, along the L&T Junction. The completion of a flyover on NH-4, which will be connected by Shilphata-Mahape Road, and will extend up to Kalyan Junction, will boost connectivity in the region

Residential projects in Shilphataare on the rise. Completion of upcoming projects such as Dosti Centerio, Bharat Ecovistas, Sapta Shree Galaxy, and Atlanta Enclave will bring about a wave of development in the region, and invite a traffic of home seekers to invest in these premium properties.
