About Tambaram

A suburb in the southern part of Chennai, Tambaram is one of the most important localities in the city. Be it for the IT companies, Tambaram Railway Station, or Tambaram Air Force Station, this busy area is an integral part of Chennai. It is situated on the Chennai-Trichy Highway and thus is called as a Gateway of Chennai.

Tambaram is around 25 km from the centre of the city. Several townships have been developed in this region and is famous for its trade and commercial purposes. It is home to many schools, colleges, banks, hospitals, hotels, and more. Apart from the essentials, it is also a hub for various parks and libraries. There are around 18 parks, which include Gandhi Park in East Tambaram, Krishna Nagar Park at Burma Colony, and Thirupur Kumaran Park, Selaiyur. Harbouring over 30,000 books, Tambaram has an old library called The East Tambaram Branch Library that was opened in the year 1957.

Connectivity and Transit Points

Home to a railway junction, the region’s connectivity is one of its major bonuses. Tambaram Railway Station is located at 6 km from the centre of Tambaram. With about 1,50,000 commuters and 280 trains operating every day, this busy junction is the main source of connectivity for the locals. Trains from this station reach various points in and out of the city.

The roads in Tambaram are well-connected with a recently constructed flyover that regulates the traffic. This flyover connects Velachery Main Road, GST Road, and Mudichur Road. Tambaram comes under the Metropolitan Transport Corporation, Chennai. There is a big bus shelter located nearby Tambaram Railway Station. Buses from this stop cover various routes into the city like Vadapalani, Meenambakkam, Guindy, and Saidapet. Buses to distant cities like Bangalore, Mamallapuram, Salem, and Madurai can also be found frequently.

Apart from buses and trains, one can also hire auto rickshaws and taxis, which are  easily found near the bus terminal and railway station. Chennai International Airport is situated at a distance of 10 km from Tambaram.

Factors for Growth in the Past

During the year 1937, the campus of Madras Christian College was shifted to Tambaram. This led to a great amount of development of the region. This also marked the inclusion of the locality into the city limits.

Tambaram Railway station is one of the biggest contributing factors for the development of this area. Everyday ticket sales of this station amounts to about ten lakh rupees. Nearly half of this income comes from suburban travellers. In Chennai, this station generates the second highest revenue.

Apart from the obvious railway station, the growth of this locality was greatly triggered by the number of industrial units at the Madras Export Processing Zone (MEPZ). This export hub earns foreign exchange from the export of various items to different countries.

This place is also known for its reputed educational institutions. With the presence of numerous schools and colleges, the area’s development over the years was accentuated by these institutions.

Residential & Commercial Market

Residential Market Trends

Compared to the other localities in Chennai, the property prices in Tambaram are still low. With its various key factors, like proximity to the airport, availability of various modes of transportation, and numerous educational institutions, it evolve as a preferred residential locality. Also being the hub of many industries and IT companies, many working couples prefer to buy a house in this area. Tambaram majorly has apartments, which cover around 60 per cent of the total residential occupancy.

The prices of residential property in Tambaram have seen various ups and downs in the past. According to March quarter of 2014, the locality price was estimated at Rs 4,000 per sq.ft.

Commercial Market Trends

Tambaram is a quintessential commercial locality. Over the years, the area has seen the developments of various industries, restaurants, educational institutions, and supermarkets. The latest price trends of commercial properties are in the range of Rs 4800-5,500 per sq.ft.

Major Challenges

One of the major challenges faced by Tambaram is that the area is mostly crowded and noisy. With lots of buses going in and out of the region, people flocking to the railway station, and professionals rushing on the roads, the locality is rarely silent.

Also, the roadsides are not clean enough in the areas around the bus stand and railway station. The air pollution level is also high considering the incessant buses and other vehicles passing by.

Factors for Growth in the Future

This suburb, with its good connectivity, fresh ground water supply, infrastructure, and comparatively low property prices, has a potential for real estate growth in the next five years. Various residential and commercial projects are coming up in Tambaram, which will further enhance the realty market of the area. Also, GST road is constantly witnessing growth in its infrastructure and facilities, which will inadvertently work in the favour of Tambaram’s growth.
