Factors for growth in the past
The development of Alandi Road can be attributed to the vast expanse of land that was available in the area. Several reputed builders such as Expat Group, R K Lunkad Housing Corporation, Sanskar Group and Goel Ganga Developments set up numerous residential projects in the region, contributing significantly to residential project development. Availability of adequate public transport in the form of buses and trains was another factor, as connectivity was made more convenient.
As Mumbai dealt with overcrowding and high property prices, the working class began to look for areas in proximity that offered affordable property prices and a good standard of living. Alandi Road was recognised as one such area, and this caused heightened demand for property in the region.
Residential market analysis
Apartments are the most commonly found property type in this locality, followed by residential plots and independent houses. The price range for 2-3BHK apartments units in Alandi Road falls between Rs 30 lakh and Rs 75 lakh. The rent for apartments here ranges from Rs 8,500 per month to Rs 17,000 per month.
Major challenges
Petty thefts like stealing seized vehicles and parts takes place on Alandi Road every now and then.
The pollution level in river Indrayani, which flows past this road, is an issue that needs to be addressed immediately. The lack of a sewage treatment system is the cause since untreated sewage is being released into this water body. This has resulted in the ill-health of the area’s residents. Improper garbage disposal also seems to be causing inconvenience to the locals.
Factors for growth in the future
Completion of residential projects in the area, such as Ganga Kalash, R K Lunkad Alankapuram II, Sanskar Heights, and Sunrise Sun Planet will accelerate growth on Alandi Road, improving its residential market.
Once Pimpri Chinchwad Municipal Corporation (PCMC) acquires land on which two industrial sites are currently posing an obstacle, the development of Kalewadi Phata-Dehu Alandi BRTS Road will progress and connectivity will improve drastically. Additionally, the ongoing construction of Chikhli to Dehu-Alandi Road is all set for completion, which would make this region more accessible to other parts of the city.
