2019 Festive Offers & Deals on Housing in NCR

Festive deal & offers on NCR properties

The festive season is deemed to be a favorable time for many of the Indian homebuyers, which developers and builders look to benefit on. It is the time of the year when people want to make new investments and purchases. To catch the sentiment, property developers come up with attractive offers & discounts. These offers & discounts during festive seasons are unique, competitive so that it could suit the target market. From a homebuyer’s viewpoint, this is one of the best periods to look out for their ideal homes, as most of the developers would be competing for their attention through these offers & discounts. Even property experts say that the festive season is the best time to invest in property.

Like every festive season, this time too, the real estate developers of NCR are showering offers and discounts like no EMI until possession, cash discount, free registration and stamp duty, GST waivers, free modular kitchen, free car-parking, iPhones to cars, club membership, registration & stamp duty among others to attract homebuyers back to the market.

Now, if you are planning to buy your dream home or want to invest in property in the national capital region (NCR), we list for you some offers & discounts that you must like to grab this festive season. Let’s check out some of the offers:

What builders do normally to clear their inventories?

Instead of reducing the per square feet (PSF) rate, normally, builders give discounts & offers and freebies to potential buyers. And to attract home buyers, normally builders experiment with the all-inclusive price.

Are these offers and discounts trustworthy?

Sometimes Yes, Sometimes No!! It all depends on the buyer’s bargaining ability. There are a few points which homebuyers should keep in their mind while buying properties during festive season:

  • Do not hurry for freebies. Give priorities to your requirements.

  • Don’t fall for the misconception of festive sales. Properties in a specific market are already available at a reduced price. If the builder is promoting the deal as ‘limited offer’, be aware that after the festival season, the benefits would remain almost the same or will be turned into some other offer.

  • Make out whether you are really saving big with that deal. The overall cost of the freebie and gift is included in the cost of the home. It is the buyers who need to choose which deal or offer suits them the most.

  • Make sure that the cost of freebies has not been added to the basic cost of the unit and that there are no hidden charges which the builder will ask for later.

  • If the offers & discounts are appropriate for all units or only select units? Sometimes, non-premium or non-Vastu compliant units are sold at huge discounts.

  • Figure out the price of the units over the last few months. Sometimes seen value to actual value might differ effectively.

What are homebuyers exactly looking for this festive season?

Homebuyers want a little extra to make a fresh deal this season. They are looking for affordability with modernity. From amenities that match their modern lifestyles including modular kitchens, luxury bathroom fittings, etc. Buyers are more clever than before, and are willing to take 80-85% loan but won’t negotiate with amenities. Good location with entree to lifestyle options like clubs, gym, parking, and markets is important to deal with. This is special from the normal discounts, fee waivers and rent guarantees by builders for festive sale gifts.

New smart features of CommonFloor Groups App

CommonFloor, a Quikr company that allows home aspirant, sellers and real estate professionals a comprehensive online real estate environment, coming up with new Smart Community Feature updates. These new and unique community features on the CommonFloor Groups app will provide residential communities with improved security features to manage visitor information and improve residents’ safety in society.

The new improved version is based on the recently conducted consumer survey on CommonFloor Groups. It revealed some of the essential subjects related to child safety, need for better documentation processes and a more accessible device to track vendors and visitors that go beyond old-fashioned tracking. This new and improved feature helps build smarter communities across the country.

The strong, cloud-based security system converts security guards into Smart Guards who can connect, communicate and cooperate with residents and apartment communities in a convenient manner.

Old Features:

It is an easy way to manage visitor entry as all the information is recorded digitally.

It allows residents to approve visitors’ entry with OTP (one-time-password), without dependency on an intercom.

It also allows residents to pre-approve hassle-free entry for their guests to avoid any waiting time involved in manually registering their names at the front gate.

It gives real-time notifications on the attendance details of domestic help and other staff members, the arrival of the school bus and daily vendors, among others.

How To Keep Your House Cool In Summer Without AC

How To Keep Your House Cool In Summer Without AC

Summertime delivers many pleasant things but the utmost hot is not one of them. For many, using air conditioning is not affordable nor available. You don’t have to undergo the hot weather or spend too much on your electric bill to keep your house adequately cool, particularly during the summer.

Reduce your monthly bills with these effective ways to keep your house cool this summer.

Insulate Your Attic:

To make your house more energy effective, you should have good attic insulation. Having good insulation fitted will limit the transfer of heat between the attic and your living area in the summer and prevent your hot air from spreading into the attic during the winter. Believe me, it is very cost-effective.

Keep All Windows and Doors Properly Closed:

Properly closed windows and doors keep your house cooler in the summer. Make sure that all the windows and doors of the house closed properly and prevent warm air entering the house.

Unplug All Your Electric Appliances:

Everything you plug into a socket generates heat. It is better, unplug all nonessential appliances or electronics when not in use. Keep all unwanted switch and socket off.

Use Natural Light and High-Efficiency Lighting:

Take advantage of daylighting or use energy effective light bulbs, such as LEDs, in your high use areas. A regular 100 Watt light bulb can increase the heat by 11 degrees per hour in a small room and at the same time, increase in electricity bill. A LED light generates less heat than other lights and reduces your electricity bill.

Don’t Cook Inside:

The kitchen can generate and retain a lot of heat when you are cooking. The best way to reduce heat is to cook during the coolest time of the day.

Use White Cotton Fabric Covers on Your Furniture:

A white cotton fabric covers will help maintain less heat in your furniture. These covers will also reflect the light.

Fix Stand Fans Out the Window:

By doing this, you allow hot air out. Sometimes, it is better to use stand fans for exhaust rather than creating an artificial breeze.

Cool Down Room with Ice:

Take some ice in a bowl, place in front of a fan, and you will get an instant air conditioner. It may not be as cool as the real air conditioner, but it is still pretty effective and keeps your home cool.

Hang Wet Clothes on a Clothesline Instead of Dryer:

A dryer is no different from an oven in the summer season. They are known as heat multipliers, so try not to use them if you don’t need dry clothes right away. Wet clothes observe heat and keep the room cool.

Use Exhaust Fan in your Kitchen and bathroom:

Using an exhaust fan in the kitchen and bathroom pull out the heat from other rooms nearby.

Use Damp Curtains:

People are using this technique before the birth of air-conditioning systems. This method is pretty related to putting ice in front of the fan.

Plant Trees:

This may be a long-term plan, but the benefits are also long-term. After a few years, you will be proud of the natural shade you have created. It will keep your surrounding as well as your home cool.

Fire Audit Ignored by 99% Housing Societies in Maharashtra

fire-1

Nearly 99% of Housing Societies in Maharashtra ignoring safety measures

As per the officials, more or less 99% of the housing societies in Maharashtra have not completed their fire audits which are mandatory. It seems that housing societies in Maharashtra were taking the necessary safety requirements very lightly.
Last week, we have seen that many students have to lose their life in Gujarat due to lack of safety measures. Around 22 students of a coaching center were meet up with a devastating fire at a 4-story building in Surat. Earlier in this month in Surat, three sanitation workers have lost their life due to suffocation while cleaning of a septic tank in a complex.

Seeing the death of workers and students, Maharashtra State Co-Operative Housing Federation Chairman Sitaram Rane claimed that these housing societies were taking the fire safety norms very lightly. However, Thane Municipal Corporation has given order to all the housing society to follow the necessary fire safety norms or authority will take strict action against those found guilty.

He further said that a three-day housing expo would be held in Thane from Friday to Sunday to raise awareness about various issues and some professional services which the residential society can avail.

After Surat incident, many states have come forward to conduct a safety audit as per the authority order. Authorities have also ordered the closure of coaching centers in Rajkot and Vadodara till proper audit of fire safety systems in commercial buildings are conducted. For the time being, Ahmedabad police orders shutting down of coaching classes, dance classes, and summer camps as a protective part.

Resale of flat in Mumbai ensures your returns on investment

Resale Flats

Resale of flat in Mumbai ensures your return on investment

Taking a look at what’s currently happening in the resale flat market might help with the decision making. Before selling off your old flat, you need to know whether it is the right time to sell or not. The resale property markets mainly depend on the new supply. If there is a short supply of new houses, the resale market in that region grows. Almost every part of Mumbai where availability of land is a concern, there are many areas where demand is high and new supply is poor or limited.

Due to limited supply in Mumbai, there are high risks that people looking for resale of the flat will get the right and attractive price. On the other hand, in areas where new supply is significantly high, the property seller should wait for the right time to get a good return on their investment.

There are hardly any pre-used flats or old flats available in a place like Napean Sea Road, Malabar Hill, Mahalaxmi, Bandra, and Juhu. As a result, property prices in these locations are very high and almost constant. Some other places like Bandra-Kurla Complex, Andheri, Powai, Santacruz, Vile Parle, Dahisar, Mira Road, parts of Thane and Navi Mumbai have also experienced higher property rates. These areas are witnessing a huge growth in commercial centers, recreational places, and infrastructure development. Owing to affordability and connectivity to major business hubs, the appreciation of prices remains constant. Most of the people are on the lookout for affordable housing options and these areas offer majorly to the sales volume of affordable flats.

If anyone is planning to resale their flat, first consider how old it is, location, new supply in the region, and return on investment among others. The age of the building should not negatively hit the price of the flat. People who owned a flat for more than a decade should definitely look at an exit and reinvest in some new project. But those who have bought their flats 5 years back, then the returns won’t be good enough as prices have remained stagnant for this period. If the owner of the property wanted to sell a flat urgently due to reasons like poor maintenance of the building, ineffective housing society, etc., then the owner of the property needs to make sure that he gets a return on investment of at least 10% for each year.

Recent judgments and benefits on resale properties:

In December 2018, the Bombay High Court ordered that stamp duty authorities can not seek stamp duty on past transactions for resold flat.

Maharashtra government allows resale of MHADA’s 5% quota flats.
