Bengaluru’s PRR will be an Elevated Corridor now

ring-roadThe Bengaluru Development Authority has decided to make the much delayed Peripheral Ring Road (PRR) an elevated corridor that will be assimilated with Namma Metro. The decision was taken at a meeting chaired by Deputy Chief Minister Dr. G. Parameshwara, who also chairs the BDA, last week.

BDA Commissioner Rakesh Singh said, “We have prepared a cabinet note and will start work on the Detailed Project Report (DPR) after the cabinet grants approval.”

The PRR, a 65-km ring road around the city, has been in the pipeline for more than 20 years. The Japan International Co-operation Agency (JICA) was ready to fund the infrastructure part of the project. However, the land acquisition cost, which was to be borne by the State government has blown up to over ₹8,000 crore, putting the project in the middle

To reduce the land acquisition cost, the BDA has decided to make PRR into an elevated corridor. It was also decided to integrate a Namma Metro line on the median. Going elevated and integrating a Namma Metro line will definitely raise the infrastructure cost of the project. The BDA will start fresh negotiations with JICA over the loan,” a senior official said.

Work on Shivarama Karanth Layout picks up the pace

Bengaluru Development Minister and Deputy Chief Minister Dr. G. Parameshwara said that the proposal for the final notification for 3,564 acres in 17 villages near Doddaballapur will be approved by the cabinet soon. The layout is estimated to have over 19,000 sites.

The project clashed after the High Court defeated the preliminary notification in 2015 following several lawsuits by land-owners. But in August, the Supreme Court had directed the State government to do a final report for land acquisition for the layout in the coming three months.

Dr. G. Parameshwara also said that the next installment of 5,000 sites in Nadaprabhu Kempegowda Layout will be given away through a lottery from among applicants on September 25, 2018.

Repayment on BDA flats

The BDA has decided to give a refund on its flats. It will offer a 5% rebate on all flats and a 10% discount for those who buy more than 10 flats at a time.

5 Property Layouts That Is Outdated and You Should Avoid Them

imagesWhile purchasing a property, the layout of an apartment plays an important role in a homebuyer’s decision. For instance, the layout of the property you have put out in the marketplace for sale does not appeal the potential homebuyers, it could be a deal breaker.

What is a bad layout?

Some apartment layouts are either so old that they do not conform to the design sensibilities of the modern-day homebuyer or they are different from the regular ones. Below are some features of a bad layout:

Master bedroom close to the entrance: Home buyers may not want guests to have a full view of their master bedroom the moment they enter the house, making the most private room, most public. A layout like that can create complications while cracking the deal.

Secluded living room: A living room that is isolated from other rooms of the house can be a deal breaker. Living rooms are normally connected to only the entrance and no other rooms in the house. This can be one of the major cause of disconnect between the residents and the property. It keeps them away from the rest of the house making it uncomfortable.

Dining area in the center of the house: Dining table kept right in the center of the house can be distracting and a hindrance. And, it is a bad layout too. Each room of your house should be easily accessible for a layout to be convenient.

No attached bathrooms: You can see in a lot of old properties, bedrooms do not come with attached bathrooms. One has to move out of the bedroom to access bathrooms which is an apt example of a bad layout. Nowadays, attached bathrooms are a must with each bedroom in the house.

No flow of rooms: A layout where there is no flow of rooms – where some part of the home is visible from each room – could turn off the deal. If there is no flow of rooms, the people in one room could feel isolated or feel the lack of space. The flow of rooms makes the house look spacious.

Shillong: The 100th Smart City

shillong smart cityEarlier in January, the Ministry had come out with a list of nine smart cities making the total number of 99 Smart Cities. And recently, The Ministry of Housing and Urban Affairs has selected Shillong as the 100th city to receive funding under the Centre’s flagship Smart Cities Mission after evaluation of the proposal submitted by it.

Last year, June 23 Narendra Modi government had released the third list of 30 smart cities, taking the total number to 90 under the Smart City Mission. The third list was topped by Thiruvananthapuram. Other cities that featured the list included Naya Raipur, Srinagar, Jammu, Pimpri Chinchwad, Karimnagar and Dehradun to name a few.

The Smart City Mission is measured as one of the most determined projects of the Modi government. Launched in 2015, the project has entered into execution stage where 100 cities will be provided Central funds to develop infrastructure and become smart.

How smart cities work in India?
In 2015, the smart city scheme was launched by the Central government, where states have to nominate cities and compete with others to get funding. 99 cities have been selected to be upgraded as part of the Smart Cities Mission after they defeated other cities in the challenge.

1st Round winners – Selection of 20 Smart Cities
2nd Round winners – Selection of 13 Smart Cities
3rd round winners – Selection of 27 Smart Cities
4th round winners – Selection of 30 Smart Cities
5th round winners – Selection of 9 Smart Cities

A special purpose vehicle has been formed to lead the mission in the cities selected.

So, what would smart cities of future do? According to the ministry, they would:
• Provide a new identity for the city.
• Deliver equal housing opportunities for all.
• Encourage mixed land use in area-based developments.
• Preserving and developing open spaces.
• Encouraging a variety of transport options.
• Make governance citizen-friendly, cost-effective and technologically advanced.
• Create walkable localities and reduce jamming, air pollution, and resource depletion, apart from improving the local economy.
• Applying smart solutions to infrastructure and services in area-based development to improve them

Bottomline: The Smart City initiative is not about the Union government providing extra resources for urban development. The scheme is about citizens planning and understanding smartness. This is the first time, a Ministry of Urban Development (MoUD) program has used a competition- based method as a means of selecting cities for funding, and used an area-based development strategy.
