Warangal Emerging As A Promising Real Estate Market

warangalWarangal is around 148 km from Hyderabad city, is gaining its momentum as a future investment destination for property buyers. The city is likely to emerge as the second capital of the state of Telangana. K T Rama Rao, The Minister for Industries, IT and Municipal Administration and Urban Development (MAUD), recently announced that the government would be assigning funds to develop Warangal on par with Hyderabad.

Development plans by the district administration and Greater Warangal Municipal Corporation (GWMC) funded by the capital support of Rs 5,000 crore for the next two years, Smart City plans, with an assessed fund of Rs 2,750 crore and a new Master Plan by March 2018, have been suggested.

Recently, the government, released the ‘Warangal Vision Document 2028′, is targeting to attract investments and increase economic activities, and employment, in IT, ITeS, hospitality and tourism sectors in the urban areas and food processing and textile in rural areas, which will surely affect the real estate industry as well.

A smart city

The urban group of Warangal is evolving at a rapid pace. The city effectively made it to the second list of proposed Smart Cities in 2016 and the implementation work will be managed by the Greater Warangal Smart City Corporation Limited.

The Greater Warangal Municipal Corporation and Kakatiya Urban Development Authority (KUDA) have major plans to develop the city with a focus on the needs for the next 50 years. This will comprise the development of mega townships, multi-level car parking projects, smart roads worth Rs 74.80 crore, rooftop solar project, a ropeway project and many other projects.

Bengaluru to have Smart Parking by September

Smart-Parking-LogoBengaluru residents may soon get rid of the illegal parking mafia as Bruhat Bengaluru Mahanagara Palike (BBMP) is prepared to issue a work order to a bidder in February with the work starting in March.

N Manjunatha Prasad, BBMP Chief, said, “The project has got BBMP council’s approval and the work order will be issued to the bidder in few days. However, BBMP will not be financing for the project. The complete cost will be invested by the bidder who will share Rs 31 crore with BBMP every year. The project will be operational to the public in another three months and it will eradicate the illegal parking mafia from the city.

The first phase of the smart parking project will cover 3,600 cars and 10,000 bikes along 85 roads in the city which is facing a major scarcity of parking space. This will also put an end to the persistent harassment of vehicle users by illegal parking mafia.

BBMP will start smart parking facilities on 85 major roads in the city from September. BBMP has certified two bidders and one bidder will be finalized by the end of next week based on the proportion of revenue the Palike will get from the parking money collection.

It has been assessed that the project will need an investment of Rs 85 crore. Under the project guidelines, maintenance and enforcement will be done by the bidder and BBMP will act as the owner of the project. It will share the revenue collected through the parking fee on a yearly basis.

Smart parking will be supervised through sensors installed along roads which will convert the data into information and communicate it to a monitoring cell. Under the smart parking system, the system will show when a certain spot is ‘occupied’ and the details will be sent electronically to a digital signboard which will display parking status to drivers.

Illegal parking crackdown: With the introduction of smart parking, BBMP also plans to take on illegal parking through fixing drives. Right now, only traffic police would clamp vehicles parked in no-parking zones. However, BBMP officials now say that even they will be allowed to do the same.

Nine Smart Cities Announced in the Fourth Round

Real-Estate 1Recently, the Ministry of Housing and Urban Affairs has publicized a new list of nine smart cities taking the total number to 99. Of the nine cities, 3 are from Uttar Pradesh, 1 from Bihar, 1 from Tamil Nadu, 1 from Daman & Diu, 1 from Arunachal Pradesh and 1 from Lakshadweep.

 

Below is the list of nine cities announced in the fourth round

  • Silvassa, Dadra, and Nagar Haveli
  • Erode, Tamil Nadu
  • Diu, Daman & Diu
  • Biharsharif, Bihar
  • Bareilly, Uttar Pradesh
  • Itanagar, Arunachal Pradesh
  • Moradabad, Uttar Pradesh
  • Saharanpur, Uttar Pradesh
  • Kavaratti, Lakshadweep

A senior official said Shillong will be the 100th Smart City provided it submit its proposal to the Centre in next three months. The official further added that the nine cities were selected from 15 cities that had submitted their proposals to the ministry.

Uttar Pradesh’s Ghaziabad, Rampur, Meerut and Rae Bareli were among cities that were unsuccessful to get the Smart City tag. But Silvasa topped the list of winners in this round.

These cities have proposed to take up the various project, including “smart” roads, cycle tracks, walking paths, smart classrooms, rejuvenation of water bodies, skill development centers, up gradation of health facilities and pan-city projects like integrated command control center.

These cities have planned 409 projects which would get around 61 percent funding from the Centre and the state, according to the Union Housing and Urban Affairs Minister Hardeep Singh Puri.

In January 2016, 20 cities were announced under the Smart Cities mission, followed by 13 cities in May 2016, 27 cities in September 2016 and 30 cities in June 2017. The total proposed investment in the 99 Smart City Mission would be Rs 2.03 lakh crore
