The Bopal main road runs through the heart of the region and has many bus stops. This is the key transit route for the residents in the region. The road from South Bopal is also connected to this main road. The Sardar Patel Highway, which goes around the city of Ahmedabad, can also be accessed via Bopal main road.

 

The major railway stations around Bopal are Sanand Railway Station, Ambli Road Railway Station, Vastrapur Railway Station, and Sarkhej Station. These stations are located within an eight-kilometre radius from the town of Bopal.

 

Bus Rapid Transport System (BRTS) operating in the Bopal helps commuters move between areas through special roads exclusive to BRTS buses. This helps reduce the overall traffic density in the locality. In addition to this, auto-rickshaws and taxicabs are popular for commuters.

 

The city of Bopal is also situated close to Sardar Vallabhbhai International Airport. Destinations across East Asia and the Middle East can be reached using this airport. Domestic flights to major cities in India, like New Delhi, Mumbai, Kolkata, and Chennai are available at this airport.

Factors for Growth in the Past

 

Bopal has been witness to tremendous infrastructural growth in the past. The multiplex theatre, City Gold was one of the first urban landmarks constructed here. Bus Rapid Transport System (BRTS) was also introduced in the area, allowing for hassle-free travel.

 

Residential property in Bopal was cheaper than that in Ahmedabad, and so many professionals who worked in Ahmedabad flocked to Bopal in search of residential property. Soon, this locality came to be in high demand, thanks to the mid-income buyers. This trend caught the attention of many real estate developers and they made large investments in the area, primarily boosting real estate growth. Many ATMs, schools, and hospitals have been established in the region ever since, to bolster the living conditions and attract more buyers.

 

Residential & Commercial Market

 

Apartments take up over half of the real estate market in the region. Multi-storey buildings and apartments sell at around Rs 3,500 per sq. ft. on average, as per Q2 2014. Builder floor apartments sell at about Rs 3,200 per sq. ft. on average, in the same quarter. Residential plots in Bopal, on the other hand, sold at Rs 2,650 per sq. ft. Houses in Bopal are available for rent at Rs 12 per sq. ft. on average.

 

Commercial shops in Bopal are available for both sale and rent. The selling price per square foot varies between Rs 5,700-7,800, as per Q2 2014 figures. The average price is approximately Rs 6,700 per sq. ft. Rental rates for commercial shops during the same quarter was Rs 38 per sq. ft.

 

Major Challenges

 

Drinking water in the area has a high content of dissolved salts. Local residents have to depend on Reverse Osmosis Purified Water for their consumption. Another major issue in the region is the amount of air pollution seen in the area. It ranks fifth for having the most polluted air in the country. This is largely due to the heavy construction work taking place in the city.

 

Frequent traffic congestions and high levels of noise are common road complaints. Summer months come with heatwaves that increase the level of discomfort for people working in the area.

 

Factors for Growth in the Future

 

The vacant land in parts of the region, like South Bopal, are in high demand in the real estate market. JP ISCON Group, Shaligram Group, Aaryan Group, HN Safal Realty Pvt. Ltd, Dharmadev Infrastructure Pvt Ltd, and many other construction companies have invested in this region.

 

Ahmedabad Urban Development Authority (AUDA) is all set to construct a flyover at the Bopal junction on the ring road to improve connectivity and for preventing traffic congestion in the future.

 

The AUDA has also allocated a significant part of the budget to set up housing schemes in the region for middle income, lower income, and economically weaker sections of the society. This also includes revamping the existing infrastructure.

 

Other development efforts are being seen in the form of extensions to the Bus Rapid Transport System (BRTS) network in Ahmedabad, which will include a new route known as the Bopal-Ghuma link. It will connect the Iskcon crossroads to Bopal Circle. This project was taken up by jointly by Ahmedabad Urban Development Authority (AUDA) and Ahmedabad Janmarg Limited (AJL). This will drive real estate prices higher.
