Burari

Burari started out as a village, but it has come a long way since then. It has become one of the localities that offer a perfect blend of commercial and residential real estate in North Delhi. It is bordered by areas such as Baba Nagar, Hari Park, Mukund Vihar, Krishna Nagar, and Kadipur, which also have a mix of residential and commercial properties. This locality is easily accessible by road, as it lies very close to National Highway 1 Bypass Road. The major roads of the region like Nathrupura Road, Grand Trunk Road, Jahangirpuri Road, and St. Nagar Road are also near Burari. Roads like 100 ft road and Nathrupura Road have a string of bus stops like Jharoda Dairy, Bengali Colony Bus Stop, Burari Xing Bus Stop, and Nathupura Bus Stop. These give commuters a convenient way to travel within and outside the locality.

Jahangirpuri Metro Station is the nearest metro station, and it lies about 8 km away. There are sufficient autos available in the locality. Badli Railway Station is the nearest railway station. Indira Gandhi International Airport is around 30 km away, which is approximately a one-hour drive from Burari. Cab services can also be availed to travel within and around this locality, although it is not very common.

Factors for Growth in the Past

The driving force that made Burari what it is today is its proximity to the commercial centers of New Delhi. The locality emerged as an affordable residential area with good connectivity to other important localities. Its proximity to NH 1 is another reason for its development.

Burari is also home to the only pilot construction and demolition recycling plant in Delhi, and this plant recycles close to 500 tonnes per day (TPD, clearing Delhi of its construction debris.

Residential & Commercial Market

Burari largely consists of affordable apartments and housing colonies. The average capital values range from Rs 3,800-4,100  per sq.ft. for the apartments in Burari . The other housing options available in this locality are independent houses, villas, duplex houses, and row houses in Burari. The average price per sq.ft for houses is about Rs 10,300, and residential plots averaged at Rs 7,400. Commercial plots may command up to Rs 13,600 per sq.ft.

Factors for Growth in the Future

The Delhi Development Authority (DDA) is in the process of approving plans for constructing a few housing projects in Burari, which will fill up the assigned facility corridors. The corridors were planned as part of the Transit Oriented Development (TOD) plan of the capital city. The corridors were initially planned to be purely recreational and commercial hubs.

A flyover is planned at Burari Chowk that will ease traffic on National Highway 1. The authorities also plan to build a bridge over the Yamuna river, which will ease commuting between Delhi and UP.

HUDA plans to install three thousand LCD lights on the important roads on the area, solving the issue of unlit roads for commuters and pedestrians. There are many other improvements planned for the area, like better water supply, more efficient solid waste management, and better power supply.
