About Dombivli West

A place of great historical importance, dating back to the medieval period, Dombivli West is one of the most prominent suburbs of Mumbai. This modern city is located just about 49km from the centre of Mumbai’s economic powerhouse region. It is known for its multiculturalism and high literacy rates, and this allows people from diverse cultures, languages, religions, and nationalities to settle in the locality peacefully.

Dombivli West is one part of the whole city located in Kalyan Taluka of Thane district. The city is surrounded by various historical ruins in the villages of Chole, Ayre, Patharli, and Thakurli. The present governing body of the region is Kalyan Dombivli Municipal Corporation (KDMC), which was created in the year 1983.

Dombivli West once had a population of just around a few hundred, but now it has grown significantly higher. The locality is known more for its residential nature compared to its eastern counterpart. In the recent past, the locality has seen some great infrastructure development, with the rise of many educational institutions, hospitals, grocery stores, banks, shopping malls, and restaurants. Festivals are also celebrated here with much fervour, especially in neighbouring areas like Lalbaug and Girgaon.

Connectivity and Transit Points

Connectivity is one of the highlights of Dombivli city. The region is also well connected with roads, some of the important ones being Reti Bunder Road, Kheti Road, and Mahatma Phule Road.

Dombivli Railway Station is one of Mumbai’s busiest suburban railway stations, with great frequency to and fro the city centre and Navi Mumbai. Dombivli is connected by State Highways to Kalyan and Panvel. Residential & Commercial Market

Residential Market Trends

Touted as a residential location, Dombivli West has a booming property market. The dominant residential property type in the region is apartments. Builder floors, houses, and villas are next in demand, but they are far second to apartments.

In the fourth quarter of 2012, the average property rate in Dombivli West was Rs 4,100 per sq.ft., which appreciated to Rs 5,700 per sq.ft in the first quarter of 2013. And the third-quarter average figures in 2013 stood at Rs 5,700 per sq.ft.

Commercial Market Trends

Commercial property rates in Dombivli West are in the range of Rs 10,000-20,000 per sq.ft.

Major Challenges

Population density is a major concern in Dombivli West, and Dombivli in general. Because of the high density, problems like heavy traffic and pollution are common. Air, soil, and water pollution is seen in the area too.

Apart from this, Dombivli East doesn’t have proper petrol pumps, and the corporation buses ply infrequently.

Factors for Growth in the Future

Being an important suburb of Mumbai, which embraces people from all over the nation and abroad, Dombivli West’s future growth greatly leans on its real estate sector. The property demand is expected to keep rising and stay high. With a booming realty market and availability of both regular and luxury units, Dombivli West is expected to witness infrastructure development as well. The area will see the rise of many new shopping malls and entertainment centres.
