Although it wrong to compare an upcoming expressway with an already functional one, the price performance ratio makes it a no contest. The Dwarka expressway is going to be a definite game changer not just for real estate prices in Dwarka and along the entire stretch; it is going to be a catalysts in boosting real estate properties in Gurgaon as well. Another thing which hardly gets underlined is that the Dwarka expressway is going to have a metro line running parallel to the expressway. The locations near the metro station are going to get even higher returns. As of now the prices in the area are quite minimal and even the middle class buyers can afford getting a good deal.
Delhi-Gurgaon Expressway also known as national highway 8 or NH8 has been a game changer in Gurgaon’s real estate market. The expressway opened a upscale highway to reach Gurgaon reducing the congestion on the traditional Mehrauli-Gurgaon route. The current average prices of property along the NH-8 are between Rs. 10,000 to Rs. 11,000 per square feet. The prices along the Delhi Gurgaon expressway have already peaked and the Dwarka expressway which would connect Dwarka and parts of western Delhi to Gurgaon through the NH-8 is a much better real estate proposition. The area is witnessing a great amount of investor interest. Developed by the Haryana Urban Development Authority (HUDA) at a cost of Rs. 1.2 billion, Dwarka expressway offers greater value for money in the long term without any doubt.
Supertech has launched Supertech Araville in Sector 79, and it has planned to develop an integrated township of high-end luxurious residential units in Aravalis in Sector 79, Gurgaon.
The area , Gurgaon eway is developing fast. Also I think areas like Dwarka-Gurgaon Expressway, Golf Course Road, Golf Course Extension Road, NH-8, Sohna Road, Southern Peripheral Road are good for realty investment now.
Reputed builders like DLF, Raheja , Tata Housing, Unitech, Ansal API, BPTP, IREO, M3M, MGF Emaar, Hines, Homestead, Orris Infrastructure, Antriksh, Assotech Ltd, Supertech, etc, have invested on land in Gurgaon and are coming up with numerous new projects.
I think due to the expressway, the price have gone up and this two places . Importantly there are many investors who have come up with many projects in this area
Hi guys, I heard that the work has been stopped for now. A joint inspection was carried out by stakeholders They have listed 35 traffic-related works on the expressway and many of these works including the overlaying work are yet to be started. Even they have not taken any step in order to popularize smart cards.
For NHAI, it is very important for completing the project in order to sustain investor interest in public-private partnership projects in the sector it seems.. But the work is stopped temporarily. An inspection hs been carried on recently and several measures were taken up. Some of the initiatives include- widening of existing U-turns, a separate U-turn construction under Udyog Vihar flyover to give passage to commuters coming to Udyog Vihar/Shankar Chowk and moving towards Ambience Mall, decongestion of all the major intersections on the e-way, installing and rectifying of streetlights and many more.
The work has been stopped temporarily. DGSCL and NHAI had together signed an MoU which clearly lists the various maintenance works like overlaying of entire expressway, road signs and markings by January 31, introduction of smart card, expansion of toll plaza at Kherki Dhaula and more. But none of the works have been done till date.
Hi guys.. Tomorrow a meeting will be held regarding this and NHAI will discuss about the IDFC proposal in detail.. Experts are of the opinion that if NHAI approves the proposed deal, all three parties- contractor, lenders and NHAI- will be benefited.. After the meeting the NHAI and IDFC will make an agreement.
It is said that IDFC is planning to buy take over the Delhi Gurgaon expressway project. NHAI was unhappy witht he DSC's work in this project and that's why it was terminated. Now IDFC has expressed interest in the deal. But it may take time to start the work.
