Q: Is Noida Greater Noida Expressway and Noida Expressway is the same place?? How is the area “ Noida Gr Noida Expressway “ for investment purpose??

Knowledge park 4 near Wipro so almost in front of silver city 2 which sector Pi. Many slow moving/Abandoned projects in front wipro would see now good appreciation. Time to do some deals there.

here are tons of unsold inventory in GN and YEW is totally inhabited. If GNIDA + U.P. Govt want to get any money from builders/taxes/etc, they need to make GN/YEW sale-able and without Metro its not possible. Metro has to come but time may vary. Being a long term investor and end-user, i dont mind in any case

True,and almost half of the sectors are taken over by Jaypee. They are coming up with a huge township in sector 128.They are building an integrated township with schools, hospitals , commercial malls every thing...

NOIDA always remained behind from gurgaon bcoz land in this area is controlled by Noida authority ( unlike haryana where you can buy land from farmers and convert it for any use) and they have been very stingy in terms of releasing land to big players for office/commercial/residential development.

See i would like to point out first the sectors that falls on the either sides of the expressway...Sector 94,107,124, 137 , 143 and 168 …. they have mid segment houses and have various options for affordable housing also..All the projects are well equipped with world class facilities and have great connectivity option, hence you can your self understand the reason why buyers are opting for this area..

Yes, within 3-4 years there is a huge variation of price in this area. In Jan March 2012, the price was around Rs 3900 per sq ft. Whereas Jul Sep 2013, the price went upto Rs 4900… In between there wa sa drop and Hike..Now the price is bit on the higher side… it is Rs 5000 per s qft

Mostly all the projects , i guess are on the higher side … but the area has good luxury projects . You have Jaypee greens, Victoria Ace , Jaypee Greens Kingswood,Oriental, Supertech, Parasa and many more. All these projects are located in Sector 94-101. There are huge scope of price appreciation if you invest in these projects.Due to the variety option of projects, it has become a heartbeat for investors and end users.

I feel, this area is more appropriate for end users as almost all the projects are ready to move in. For investment find a place where the projects are just starting. So that during the time of possession you get the right appreciation of money.
