Latest Answer: HM constructions has launched HM Nimbus Bangalore but i am sorry to say I don't know much about the project. When I searched HM Nimbus Commonfloor, i saw it was listed there as HM Nimbus offers 2BHK, 3BHK apartments.
@Kanthi I have some questions to you such as what is your budget? are you going via broker or directly contacting builder? etc any how I too interested in real estate property but now interested to invest now for some financial prob.

Q: I am buying a property for the first time from the owner but the building is still under-construction. What are the legal documents I required as I will be taking loan for the same?
Latest Answer: You will required a No Objection Certificate (NOC) from the builder. For hoam loan you will required builder's development agreement, permission obtained by the builder from different authority, all the title documents of the land, first onwers agreement, plan approval letter with copy of the plan of your flat.

Q: Hi, I am planning to buy a project in Hyderabad which is under-construction and the builder is saying that the selling agreement need not have to be registered and the stamp duty have to be paid now. I am planning to apply for a loan; will the bank have a problem with unregistered property? I think AP Apartment Act requires this document to be registered. Will this agreement be acceptable in court if it is not registered?
Latest Answer: In relation to permanent property any agreement needs to be properly registered and stamped. If the Act needs to be registered, then it have to be registered. Bank gives you loan on the basis of your paying capacity, the bank has nothing to do with properties following rules or not.

Q: One of my friend approached me to buy a property in which he was residing from 2001, the power of attorney is in my name but the power of attorney is not registered and just notarized. We did the tenancy to ownership deed with an amount of Rs 1 lakh and he also gave me an unregistered declaration of the balance amount which he had to pay me. But now he is telling that he has not signed any papers and not agreeing to pay the amount. What steps can I take against him?
Latest Answer: If you have already registered the tenancy to ownership deed with an amount of Rs 1 lakh, if the balance amount is not mentioned in the Sale deed, then you can hardly do anything.
