Q: How much is a reasonable token amount when closing a deal as per standard / conventional market practice.

In the unfortunate event, if the deal breaks, is the token amount returnable & if there is a deduction allowed / acceptable as per standard / conventional market practice.

Q: Hi,
I have just given a token amount to builder for a 1 BHK under construction property(possession Dec' 17) and later that evening i came to know about a resale flat in same building but at a lower rate(difference of 5 lacs all incl.) but at a lower floor.
So guys need your help in what should i do and what will be the procedure considering below points?
1. I was told that token amount will be refunded if there are any genuine reasons(but it was verbal)
2. Seller is also having a running home loan and i will also go for home loan(with same or different bank).
3. I gave token amount for 19 floor and resale flat is at 11 floor and difference in amount(from builder - resale) is 5 lacs(63L from builder and 58L from resale)

Q: Booked a plot in Wadaki..They started asking for black money to register the plot..upon refusal they cancelled our plot..They issued post dated checks which got bounced. Filled a case under negotiable instruments act under Pune Cantonment court with case code as: 203406025112014

Latest Answer: Check what your booking forms say. Usually builders protect themselves against these kind of unexpected bookings and keep either the whole or a good chunk of the booking amount.

Latest Answer: Did they make any commitment regarding return of booking amount. Some builders do tell you that they will refund the money immediately or will not deposit the cheque till you confirm to them within some short period. Try and keep correspondence in writing about refund of booking.

Latest Answer: Ganesh this incident happened recently. A customer booked a flat from Unitech at Rs.3200 per sqft and later it was increased to Rs.3350 per sqft. Then the customer cancelled the booking but Unitech refused to refund the booking amount. The customer approached consumer court and the court ordered Unitech to refund the booking amount along with some extra amount for the mental agony and loss occurred.
