Latest Answer: Dear All, I booked the flat in tower 2A in Oct 2011 today talked to the sales team when would be the possession, as per RERA it was Dec 2019 now sales team said it may take till March 2020. Dont buy anything from them what seems cheaper and fabulous today will become headache for future. Imagine 8 years gone still waiting for the flat. Sandeep

Q: Hello everyone, I am looking to buy a 2BHK property preferably in Kharghar, Ulve, Taloja, Navi Mumbai and Virar. I am not sure whether to go with Virar as I have heard lot of issues with water, electricity etc. I have stayed more than 15 years in Nalasopara and always faced water shortage, low shedding etc. Ive heard that in the next 5-6 years virar is going to be a major hub like churchgate.. is this true?

Can someone shed some light on these areas? Which area is the best in terms rent and connectivity? My budget is 50 lacs and can be extended if need be.

Can someone also advise of some good projects that are coming up in the above areas?

Latest Answer: Hi, If you are buying flat directly from CIDCO in building made by CIDCO following are the documents required:- Allotment Letter from CIDCO, 2) NOC from CIDCO, 3) Receipt of payments made to CIDCO, 4) No Valuation Report required, 5) No Title Clearance/Search Report needed and 6) Sale agreement and sale deed between the owner and CIDCO.

Q: The builders claimed to handover 2 years back.Claim to have not received the OC.

Latest Answer: If there is no OC, the Local Body can also take action against the flat owners, as the law says no person can move into a building without the OC. Such cases have been seen in Mumbai and Delhi real estate markets. The classic example is the Campa Cola case in Mumbai.
