Latest Answer: Yes, you can also check out old Mahaveer projects like Calyx etc does not have OC. In fact, they have deviated more than 50%. Be careful while buying their properties. Though I have no idea if their ethics and company have changed over these years or not. But do your all due diligence before investing anywhere in India.
Q:As per my understanding if one is buying ready to occupy flat After July 1st 2017( in an apartment complex project), if the flat is in a building with an Occupancy certificate (even partial occupancy certificate), the sale does not come under the ambit of GST, and the builder can not bill GST charges also. Am I right?

Q:Hi guys, I just came to know about Nitesh Hyde Park from an online nitesh estates review. Heard that the blocks A and B are already being handed over…. is it true? And do you have any nitesh estates feedback about the place overall?
Latest Answer: Ever since I was 12, I always dreamt of living in a penthouse suite apartment of a high rise building, right in the middle of the city. It was after 15 years when I got married and moved to Bangalore that I was able to finally be able to achieve my lifelong dream. As far as I can recall, it had taken me a bit of investigation, but I was finally able to find this real estate firm Nitesh Estates and subsequently my dream residence, a delux penthouse suite in a 30 storey building right in the middle of the downtown area of the city. My wife was a bit skeptical at first cause of all the scrupulous Nitesh Estates feedbacks that he had read online. But after a bit of coercing and some sweet talking, I managed to get her to check out the home. All his doubts about Nitesh Estates cleared when she saw the apartment with his own eyes. He immediately agreed with me to move in, and thus my dream of living in my dream home came true.
Q:Hi guys! I was checking Nitesh Hyde Park online and came to know that it was designed by some UK-based international designers. They have class amenities there too….. Also three blocks handed over and 100 families living there. Value for money project. Thinking of buying there.
Q:I recently visited Mahaveer Zephyr property in Kodichikknahalli Bangalore. I liked the locality and builder seems to be reputed. Is this property clear from legal disputes(litigation) and does it have all required certificates.
Q:I am looking into a apartment, the plot area is 4000 Sq ft, 50 * 80 . The apartment is close to 1800 sq ft, but there is clear violation of norms.
Builder is suggesting that because land is jut 4000 Sq ft, the OC is not applicable.
Is that true ? Have there been any change in laws recently ?? not able to find any information online.
Latest Answer: In Bangalore, this is a mandatory document for an apartment complex having more than five units. I do no think there is an recent changes in laws. I would suggest you @Kartik to take advice from a legal expert before buying a property which do not have an Occupancy Certificate.
Latest Answer: Hi Eshaan, Even I have read many good comments about the builder so it is very difficult to decide on the comments posted. I would suggest you to personally visit the project and decide on your buy.
