Faridabad’s Sector 86, also known as Neharpar (Greater Faridabad), is fast becoming a major commercial, residential and industrial seat of the city. It boasts of futuristic developmental projects, improving civic and social infrastructure, and excellent transportation facilities, and has attracted a number of large and medium scale real estate developers and investors.

 

To cater to the growing population of home-seekers, a large number of land parcels have been bought by land developers, and are being used to construct premium residential complexes. Sector 86 houses some of the best gated communities in Faridabad, with the Uppal Jade Projects, the Ozone Park, Omaxe Heights, and Princess Park being the frontrunners. Each of these complexes enjoy a wide variety of state-of-the-art amenities such as swimming pools, gymnasiums, landscaped gardens, jogging tracks, and children’s play area.

This area is close to both the major railway stations of the city; the Old Faridabad railway station lies 3 km away from this sector, while the Faridabad New Town railway station lies 4 km away. Trains starting from these stations travel to various parts of the country, taking commuters to the likes of Delhi, Mumbai, Kolkata, Bangalore and Chennai, as well as neighbouring towns and cities within the state. Indira Gandhi International Airport in Delhi, is the closest airport to this locality, and lies 32 km away from the heart of the city. It can be accessed via taxi-cabs.

With Faridabad witnessing unprecedented growth, its suburbs and sectors are expanding and evolving into thriving neighbourhoods. Sector 86 is one of the fastest developing localities in this city, and the interest shown by real estate developers and builders has led to a ripple effect witnessing a rise in population, higher demand for property, rise in property prices, and increase in social and civic infrastructure. All these factors have acted as an impetus to its growth.

 

Residential & commercial market

 

Sector 86 houses a wide range of residential complexes, each catering to different income groups, providing its residents with different lifestyles. The most dominant property type are high-rise apartments, with typical 1, 2 and 3BHKs.

The interior lanes in this locality are damaged and uneven in some places, and are always covered in potholes, making travel difficult for residents. Some areas have poor lighting, and residents are advised to maintain caution while walking on the streets at night. Choked drains and irregular waste disposal lead to the emission of a foul stink in certain parts.

 

Factors for growth in the future

 

The Faridabad government has paid a hefty sum sanctioning the extension of the Delhi Metro from Badarpur to Faridabad, and this is slated for completion by September 2014. A special Airport Express Link has been proposed, and this will provide citizens of Faridabad and Gurgaon direct connectivity to Indira Gandhi International Airport in Delhi. The commencement of metro facilities will lower travel time, allowing for increased accessibility and easy commute.

 

A large number of developers have new residential projects slated for completion by 2015, promising excellent infrastructure and state-of-the-art amenities. The amount of planning and detailing going into these projects is sure to further boost real estate prices, aiding in Sector 86’s growth in the future.
