About Sector-89

Sector-89 is situated in the north-eastern region of Faridabad and is a developing residential locality. It is separated from the west side of Faridabad by main Bypass Road that runs along Sector-18 and Indra Complex Colony. The locality is situated close to Noida and Greater Noida, at a distance of 38-42 km. It also lies close to the river Yamuna, which separates Noida from Faridabad.

 

Sector-89 is surrounded by other developing residential localities like Sector-88 on its north-west, Sectors 85 and 84 on the south, the village of Tikawali on its north and has an empty stretch of vacant land on its east.

 

Since Sector-89 is a developing residential locality, one wouldn’t find the buzz of a bustling colony here. In addition, the commercial infrastructure isn’t fully developed yet, especially in comparison with sectors on the western and the northern part of Faridabad. However, residential township projects are being launched here, especially by Ferrous Infrastructure, Piyush Group and Vision One.

 

Although there aren’t many commercial dwellings in the area, these projects would include facilities such as clinics, shopping malls, restaurants, recreational clubs, parks and so on within the premises of the complex.

 

Connectivity and Transit Points

 

Sector-89 is connected to Old Faridabad and other Sectors in the central region of Faridabad with Faridabad Main Bypass road, which is a well-maintained stretch. There’s also a new sector road being built close to Sector-88 and Sector-99, which will improve connectivity to and from these areas.

 

There are very few bus stands in Sector-89 and using public transport isn’t the best option. But intra-city buses can be spotted at Asian Chowk bus stop and Old Faridabad bus stop, situated 6-7 km away.

 

Old Faridabad Railway station is also not very far from Sector-89, situated 7 km from here. The roads are traffic-free, because most of the areas surrounding Sector-89 are developing and have concentrated residential crowd. The nearest airport to Faridabad is Indira Gandhi International Airport in New Delhi, situated around 40 km away.

Factors for Growth in the Past

 

Realty investors saw potential in Faridabad mainly due to its proximity with the NCR region. Sector-89’s proximity to Noida and Greater Noida opened the locality up for possibilities of growth.

 

Due to the growing land crunch in Delhi and quick IT growth in Noida and Gurgaon, Sector-89 saw an increase in real estate investments in the residential sector. With the growth of New Industrial Township in Faridabad, the whole of Faridabad along with Sector-89 saw rapid real estate growth.

The area has many residential plots for sale as well, which are selling at an average of Rs 1,645 per sq. ft. The rental culture is also picking up slowly. Sector-89 is mainly growing as a residential area, which has led to a deficiency of commercial spaces outside the limits of the ongoing residential complexes. Major Challenges

 

Sector-89 hasn’t been known for any major civic challenges. The area has a couple of desi sharab and wine stores that might concern few families residing here. But with the upcoming developments at play, safety precautions are likely to increase.

The proposal to connect Noida and Faridabad by building a connecting bridge, would definitely ease accessibility between the two areas, and would result in growth and development in Sector-89.
