Tellapur is one of the rural stretches in Hyderabad that has been urbanised in recent times. This locality is located near the prominent IT hubs of Gachibowli and Madhapur, which are home to some of the biggest IT organisations in the world. The prestigious Hyderabad Central University (HCU), which covers an expanse of around 2000 acres, is located right adjacent to Tellapur.

 

Situated towards the Eastern part of Hyderabad, Tellapur is fast becoming a valued residential zone because of its proximity to the nearby IT hubs. Employees working in companies such as Microsoft, Infosys, and Wipro prefer to live in Tellapur than other localities like Gachibowli and Madhapur. This is simply because the land prices in Tellapur are much lesser than the expensive rates attached to similar properties in Madhapur and Gachibowli.

 

 

In essence, this locality is a chosen residential zone for IT professionals because of the economical factors involved. The heavily industrialised zone of BHEL is located towards the North, while Gachibowli is located towards the South East. The GHMC Urban Forestry Nursery is essentially a centre for the reforestation program carried out by the Greater Hyderabad Municipal Corporation. It is one of the landmarks in Tellapur, and is nearby to main Tellapur road.

 

Connectivity and Transit Points

 

The Outer Ring Road is situated to the South of Tellapur, which in turn leads commuters to various parts of the city in a speedy manner. The distance to the Rajiv Gandhi International Airport from Tellapur is nearly 40 km, and can be quickly covered using the ORR. The closest and easiest way for long-distance, intra-city transportation would be from the Lingampally MMTS station. This station is located a mere 5 km away, and can be reached through sparsely crowded roads in as less as 10 to 15 minutes by car.

 

 

Local bus services to and from Tellapur aren’t very regular. However, residents can still commute to nearby Lingampally, from where a number of buses can be found that move to different parts of the city. Tellapur main road also runs parallel to the Old Mumbai road, which still remains a well-travelled road that connects to NH-9 (the current Hyderabad to Mumbai road).

 

Those who desire a more comfortable form of intra-city transportation can avail taxi services that operate in the more commercially developed, surrounding areas. The newly constructed roads in this scantily populated area are wide, well laid, and provide ease of travel to the commuters using them.

Factors for Growth in the Past

 

Situated close to prime localities of Gachibowli and Madhapur, Tellapur owes much to these two areas for its gradual urbanisation. The IT professionals working in these areas would often end up getting an independent house in Tellapur for the price of what an apartment would probably cost in Madhapur and Gachibowli. Due to the price advantage faced by Tellapur, a number of housing projects have sprung up in recent times.

 

Other factor for growth also includes the proposal of the Tellapur Integrated Township, which was initially announced back in 2007. The massive array of facilities planned in this township lent the necessary momentum for further development of Tellapur as a whole. The locality is less polluted as compared to other nearby residential areas, which lie in close proximity to the industrially developed lands of BHEL and Patancheru.

Housing projects that construct and sell apartments make up most of the residential projects in Tellapur. The money that one would need to shell out in order to buy an apartment could be anywhere between Rs 2,000 to Rs 6,000 per sq. ft. depending on the quality and build of the apartment. If one is looking to rent, then prices vary between Rs 10 to Rs 15 per sq. ft. on an average.

 

In recent times, Tellapur has seen the rise of housing societies that feature villas and independent homes. Well-paid IT professionals who don’t mind shelling out as much as Rs 4,000 to Rs 10,000 per sq. ft. increasingly prefer villas. Independent houses to rent are much harder to find in Tellapur, and can cost upward of Rs 15 per sq. ft.

 

Residential plots are also available for purchase in Tellapur but in far lesser proportions than apartments or villas. The few plots that are available are usually quite big and cost upward of Rs 2,000 for every sq. yard.

 

Commercial Market Trends

 

Commercial property in Tellapur is barely prevalent compared to the large stretches of residential land. However, on an average, commercial space can cost around Rs 2,000 per sq. ft.

 

Major Challenges

 

Connectivity by road is one of the main problems faced by this area. However, it is planned to be connected with the ORR for increased accessibility. The remote location of the area often makes it difficult for residents to obtain certain amenities for which one would have to travel to the more developed, surrounding areas. Tellapur also faces the problem of illegal constructions which, in recent times, has become a priority to tackle for the Greater Hyderabad Municipal Corporation (GHMC).

 

Factors for Growth in the Future

 

The Tellapur Integrated Township, which was proposed way back in 2007, is on its way to becoming a reality soon. This project, which is expected to cost a whopping $ 2 billion, plans to cover an expanse of 400 acres. This township is to be fully equipped with residential, retail, commercial, hospitality, recreational, and educational zones. Once complete, this township is expected to become the crowning glory of Tellapur.

 

A number of other high profile, housing projects are also being constructed in Tellapur, which one complete, will only add to the overall development of Tellapur. Additionally, international schools that are eventually planned to be constructed will also help in the growth of this locality.
