In my point of view, you should check with builder regarding building plan, lay out approval, NOC (no objection certificate), Certificate of completion, basic amenities , clear title & Approval of conversion.
You may ask why these are necessary to check, i will say that before buying any property, ensure that you are asking the builder or developer for all the above said documents to be sure that you are buying a property that does not and will not have any legal hassles in the future.
