Kundli-Sonipat emerges as a promising realty destination

Kundli-Sonipat region on the northern part of Delhi has been progressing as a hot spot investment destination. The region is located along the national highway 1 and is witnessing rapid development in terms of infrastructure and real estate.

Being located at 5 km from North Delhi, Kundli-Sonipat corridor is likely to flourish as an extension of North Delhi. The main feature of this region is that it offers modern lifestyle residential and commercial setups which match international standards.

Real estate growth factors

There are several factors which have been leading to enormous growth in the real estate market of Kundli-Sonipat. Low property rates and proximity to nation’s capital are the major growth drivers. The prices of properties are lower compared to Delhi, Gurgaon or Noida which is the key factor attracting investors to this part of NCR. It is likely to be a promising investment hub for mid and low-income groups of buyers.

Excellent connectivity

Kundli and Sonipat offer excellent connectivity as it is located along the NH-1. It takes less than 30 min drive to reach the border of Delhi (near Narela) from this part.

Infrastructure projects

A slew of infrastructure projects have been proposed, as per the development plan of Kundli-Sonipoat, which is considered as ‘second Gurgaon of Haryana’.

The proposed Rapid Rail Transport System (RRTS) between ISBT and Kundli will further connect Sonipat with a wide network of Metro rail. The ambitious 135 km-long Kundli-Manesar-Palwal Expressway (Western Peripheral Expressway) as well as the proposed Kundli-Ghaziabad-Palwal Expressway (KGP Expressway) will give smooth access from other parts of the National Capital Region (NCR). The KMP Expressway connects four highways like NH-1, NH-2, NH-8 and NH-10 in Haryana. Besides these, a 100-metre road connecting IGI Airport and Narela has also been planned which will ensure quick and easy access to the airport.

The existing Delhi Metro Green line has been proposed to be extended up to Mundka in Delhi. The state government is likely to further extend it to Kundli-Sonipat. Other proposed projects include a grade separator at Mukarba Chowk, which is said to be the busiest intersection in the country, widening of NH-i to 6 lanes, expansion of Kundli Industrial Zone, IT Parks, etc.
All-round development

Other than residential segment, the region is also witnessing growth in terms of commercial, institutional, and industrial segments.

Emerging educational hub

The proposed Rajiv Gandhi Education City will largely increase the prospects of the Kundli-Sonipat region. Spreading across 5,000 acres, it would house renowned institutions like the National Institute of Food Technology, Entrepreneurship and Management (NIFTEM), etc.

Developing industrial hub

Many industrial areas are located in the surrounding of Kundli-Manesar region, which include Kundli, Rai, Bawana, Barhi and Narela. Many offices and corporate companies have set up their offices as well.

All these factors have remarkably increased the demand for residential projects in Kundli and Sonipat areas. The government has already acquired most of the land required for all proposed infrastructure projects like roads, master sewerage network and power and water supply channels.

Residential development

While the properties in North Delhi are priced around Rs 5-6 lakh per sq yd, Kundli offers at around Rs 25,000 per sq yd. Further it can be noted that most of the residential options present in North Delhi are builder floors, plotted developments and gated communities. A few kilometers away, Kundli is a home to some of the international-standard self-sufficient townships and many multi-storey apartments by renowned developers.

Other civic developments necessary for residing at Kundli-Sonipat, including water supply, power distribution, upgradation of sewage system and construction of a railway bridge on the Sonipat-Kundli road have already been done.

TDI, Jindal, Apex, Ansal API, Eldeco, Omaxe, Parker, Parsvnath and Vardhman are some of the leading developers in this region. Once the industrial areas start operating, there will be more number of employment opportunities which will enhance the residential demand.

    Kundli sonipat of Haryana located along the NH-1 has good connectivity to Capital Delhi. The area is just 5 km from North Delhi and property rates are less compared to NCR cities.

    Is this region has potential to grow like NCR ciites and can investors expect a descent real estate growth in Kundli sonepat?
