Real estate development along Gurgaon Pataudi roadPataudi road is considered as one of the new growth corridors in the developing city of Gurgaon, in Haryana. The road lies in proximity to the upcoming Kundli-Manesar-Palwal Expressway, proposed Dwarka Expressway and the National Highway 8.

Reasons for development

The belt along Pataudi Road is constantly developing as a commercial, residential as well as an industrial hub. Proximity to the Gurgaon-Jaipur Expressway (NH-8) plays a major role in making the Gurgaon- Pataudi Road a successful area for development. In addition to sharply reducing the travel time from Delhi to Gurgaon, the highway also provides easy connectivity to other developed areas in Gurgaon.

The industrial township of Manesar, lying on this highway, has helped areas around the Pataudi Road, develop in a fast pace. Several SEZs, residential units and commercial sectors are proposed to be built here, by both private companies and the government. This has shot up the prices of of land along the belt, making it a preferred area of investment among developers and builders.

Another factor responsible for driving development in this region is the large amount of land parcels available, for both residential and commercial purposes. This has attracted clusters of real estate developments and commercial and industrial set-ups, to this region.

Connectivity

According to Draft Manesar Master Plan 2025, more land has been allotted in new sectors for development along the Gurgaon- Pataudi road. A 90 metres wide road link between Vasant Kunj in Delhi to Mehrauli road in Gurgaon and a 90 metres wide road link from Andheria Mor in Delhi to Gurgaon-Faridabad road in Gurgaon through Mandi and Gual Pahari have also been proposed under the master plan, in addition to a 150 metres wide road link between Dwarka residential complex of Delhi to Gurgaon at National Highway number 8 before Toll Plaza towards Gurgaon. This would eventually benefit the areas nearby Gurgaon-Pataudi Road, as developments in this areas would get to enjoy excellent connectivity to the national capital and other towns in and around.

Residential projects

Real estate sector is booming along the Gurgaon-Patuadi Road belt. Some of the major residential projects in the area include Orris Greenpolis in Sector 89 by Orris Infrastructure Pvt.Ltd., featuring 2/3 and 4 BHK apartments that cover an area of 1297-2750 sq.ft ;Ferrous City Phase I in Sector 89 by Ferrous Infrastructure Pvt.Ltd., 2/3 and 4BHK apartments covering an area of 1194 – 2376 sq.ft.; NBCC Heights in Sector 89 by NBCC Limited, featuring multistorey apartments that cover an area of 1140- 2460 sq.ft.
Ashiana Landcraft in Sector 88 by Ashiana Homes Pvt.Ltd.and Vatika Seven Elements in Sector 89, are two of the other projects that would be available for sale by mid-2016. Both the projects feature 2/3 and 4 BHK multistorey residential apartments that cover an average area of 1400 – 2400 sq.ft. Price of properties offered by these projects come in a price range of Rs. 50 Lacs – 1.9 Crores.

    Development in Gurgaon is spreading in all areas whether it is Sohna road, Dwarka expressway, pataudi road etc. And no doubt all are good to live. There is no need of second thought if you thinking to purchase new property in Gurgaon. Builders are in market with many projects in hand.
