Q: Hi, I have booked an appartment in Purva Eternity in June 2010. The completion was guaranteed for December 2010 and it kept getting extended. I have been asking for parking allotment and about the late delivery clause since last 2 years. Has anyone of you got the parking allotment confirmation from Puravankara ? I made all the payments towards the appartment cost. I have not received any reply from them on the late delivery charges as well. They are trying to force us to take handover, even though the aminities like Lift , water and electricity is not available. i have received a statuatory charge estimate of 3.68 L , which includes advance maintenance charge , which is being asked for an appartment, which is not even ready for possesion. Tottaly dissatisfied with the way Purva Management is handling the problem. Looks like the staff of Purva also seems to be annoyed , by seeing the no of times the CRM Executive is changing within months. Vivek Nair

Good to know that you are planning to invest in Kaloor. It is definitely one of the better areas to live in eastern Kochi with close access to all commercial centers including mega stores, malls, hospitals and schools. Both Marine Drive and Edapally Bypass have their own positive and negative points. There is not much of a difference in terms of expected returns for say a three to five year period in both the regions in my opinion.

I think due to the stiff prices, there has been slight oversupply in Martine Drive region but it’s coming back to the core trend. Once the Kochi Metro gets operational in 2017 both the areas offer equally good returns on investments.

As far as pricing is concerned, premium properties in Marine Drive region especially sea facing apartments are slightly higher priced than the average range which is between Rs. 5000 to Rs. 7000 per square feet. Marine Drive is also witnessing far more new projects as compared to Edapally Bypass which mostly has small projects owing to lack of adequate open spaces for bigger integrated townships.

DLF Bay view is definitely a very good investment proposition in luxury real estate segment in Kochi today. Marine Drive is one of the best areas to live in Kochi and sea facing towers offered by DLF Bay View Project have been selling like hot cakes. The downside is that the prices are slightly on the higher side but consider the luxurious surrounding and hassle free paperwork backed by DLF, the project is worth its weight in gold. I have yet to come across anyone with a negative review of the DLF Bay view project

The above member has hit the nail on the head and has answered the question in totality. There is not much of a difference between property pricing and trends in Ernakulam and Kochi, The upside is the good average rental prices for residential apartments in the region. The downside in my opinion is that you may have to keep a long term perspective if you really want to get a substantial increase on your investment.
What about appreciation in future ?

I would suggest you to hold till the Kochi metro project is operational in 2017. Buying a residential apartment at current value may give you 15 to 20% increment if you hold over a period of five to seven years.

When we see a number of builders and real estate developers marketing projects sometimes even before getting the basic construction approvals from various authorities. Such launch is known as a soft launch helps the builder attain some initial cash flow to oversee the construction activity of the projects. Such a soft launch also gives the builder a chance to evaluate user interest in the project before investing a substantial amount.The risks are equally high for the builder. Brokers usually influence buyers to park their money during such launches which may not necessarily be in their favor.Once the project is launched, pre launch buyers can make a quick buck by selling their rights to new buyer.

When I contacted the builders, I got to know that the approximate basic cost of the Prakrriti for a 3 bhk in the Block 3 is starting from Rs. 57.52 lakhs and 3 bhk in block 2 starts from Rs. 64.64 lakhs. I think that this is really good pricing for this apartment. Sometime last year the Delhi Metro Rail Corporation, the corporation building the metro, said that they would create new traffic regulations. But, they still haven't formulated traffic regulations for certain localities. There has been a proposal to widen MG Road and 19 other roads, which hasn't been done yet. Yes, at last the Kochi Corporation have woken up to the problems faced by residents of the city. Hopefully this waste treatment plant can reduce the garbage that is dumped in empty plots, and transport the garbage and process it in the plant. Many residents have complained that in the previous Brahmapuram plant the leachate from the plant was dumped into the Kadambrayar river. The corporation has said that they will treat the leachate before releasing it into the river. We will have to wait and see if the plant will be fully utilised by the corporationYes, at last the Kochi Corporation have woken up to the problems faced by residents of the city. There are two roads, Mathai Manjooran Road and the Chittoor Road that connects this locality to other places in Kochi. The city buses have service to this part of the town. Because it is a residential area near to the CUSAT Campus as well as the IT hubs like Infopark and Smart city, the price of the apartments is like Rs. 2,849 per square feet to Rs. 3372 per square feet. Lately, the price has lowered a bit, and I think this is a good time to buy apartments here.

Hi Gibin, as far as I know, the latest plinth-area based tax system divides the buildings into those for residential and commercial purposes. As yours is for residential purpose, I would like to tell you that the tax would be Rs. 20 per square metre as per the revised plans.

Actually, no..I can point out a few areas in the city with such problem of sewage dumping. I think that the Rs. 991 crores package would not be sufficient in the present conditions. The package will have to be revised. At least Rs 2000 crore is needed to revive the company now. From what i know, the authorities on Wednesday took some temporary measures. The waste was collected into a tanker and removed. Yeah..this is a serious problem. You should watch out for contamination of ice and water. I think this is because of the temperature problem.
