Need feedback about Builder
Q: I would like to know some reviews about the builder Marutham Group in chennai.

Latest Answer: Hi, I am Anand Joseph. I booked the Marutham Heritage project on February at a price of Rs.2700+ Till now there seems no progress in the project. All other projects in the nearby area have commenced in full swing. I have been waiting for almost 9 months now. No improvement, no activity has been started yet. The approval itself has not arrived. They say that they have received the approval but not showing the copy even. Please let me know if there are any body in the same status of mine? Do builder have rights to construction/modify in common areas/terrace in a flat community?
Q: After construction completion and handing over the entire projects in a flat complex do the builder have any rights to construct a Pent house/s and install Display Board on the terrace at their cost? As per my knowledge the authority for any such actions on common areas will be to the registered society only.

Latest Answer: I too remember the same, cos when I was staying in mumbai building society was having full control over the appartment. Here when I approached the builder in their MEMORANDUM OF AGREEMENT its mentioned that "The PURCHASER hereby agrees that they will not have any claim or objection in constructing a Pent house/s and installing Display Board on the terrace by the Builder at their cost" I dont know why they have included this in the agreement itself, its not only me all other buyers will be having the same, and many must have already signed. What can be done in this case?
