On 23rd March 2011, I visited habitat site. The Unitech customer relations people were quite courteous and showed me a 3 BR flat in Tower 11, which was almost finished.However, they refused to show me Tower-6(which is where, my allotted flat is)on the pretext of safety.I was not convinced that much work is going on at site, as I did not see any activities going on and also not many workmen were visible, though Unitech reps said that due to Holi festival attendance is poor.
Though Unitech reps verbally promised that by June-July 2011, the offer letters for possession should be released(after which owners have to pay the balance installment) and then Unitech will take 45 days to finish the flats and finally give possession. I am quite skeptical that Unitech is going to adhere to this time frame.
I am thinking of approaching consumer forum to take up this issue.Please contact me at ashishj399@yahoo.co.in.

Yes you are right Devakumar. It is so difficult to understand whether the parking belongs to BBMP or it is an illegal one. I am planning to purchase a plot bearing plot no. 505, in Survey No. 848, 233 Sq Yards, Vandanapuri Colony, Iskabavi Village, H/O Ameenpur GP, Patancheru, Medak District.
I heard from the seller that this area does not come under HUDA jurisdiction, hence, HUDA approval not required. He says that its a Gram Panchayat Layout and its approved from Gram Panchayat. He has not paid Land Regularisation Scheme ( LRS ) and not agreeing to pay it. He says that construction permission can be obtained from Gram Panchayat itself. Only a few apartments / residentail lands are regularized ( LRS paid ) in the entire colony of around 1000 plots.
Kindly let me know the risks involved in purchasing this plot.

I think there is no such issue with the property presently, as far as i know this issue got resolved 2 years back only. One of my friend has booked an 3 bhk in the same project and he is expecting the possession by the mid or end of next year. The work is in full swing at premier exotica site. Builder had created a new entrance just opposite Don Bosco Collage which directly lead to premier exotica Building-3. Builder had put a stall at site to entertain buyers. He is getting many new inquiry as seen by crowd. The Quoted rate is Rs 9450/_ psf which he intended to hike soon. Few 1 BHK of Area 792 and 826 are also available. Builder Procession date is in Dec 2013. The work is also going in SRA Site and Premier Residence. I also have few photo of site but this site do not have photo upload facility.
