Latest Answer: Hello Vivek, you should first ask for the necessary approval, ask for builder previous track records, price what the builder is quoting, he should provide you a sample of the flat, The buyer has the right to verify the title documents. While buying a flat in an under construction project, you need to have a no-objection certificate (NoC) from the bank. I do not think a builder will agree to take the responsibility if there are any deviation in the constructed floor from the sanctioned plan etc.
