Q:
Hi Please let me know whether I should go with Keerthi Royal Palms or SJR Fiesta or GR Sagar Nivas. I am seeing that booking is quite slow in Keethi Royal Palms as compare to SJR Fiesta or even GR Sagar Nivas and I visited twice to Roal Palms but found no other prospective buyers but me unlike SJR Fiesta Site office which is one of my concern about Keethi RP. Pl help. I have budget to buy any of these 3 properties and also not in a hurry to move in as I am looking from investment point of view right now and also can live there after 2-3 years or so. pl let me know from the authenticity and approvals point of view too about all 3 projects.
Hello Mayank, I feel that Keerthi Royal Palms is a good project by Keerthi Estates Pvt. Ltd. It is located next to BMW showroom on Hosur Road in Bangalore. The project offer 2bhk and 3bhk apartments in varying sizes mostly ranging within 1285 sq ft to 1820 sq ft. Moreover Keerthi Estates Pvt Ltd. is a popular name in real estate industry and provide quality construction and they provide all modern amenities and facilities in each and every project.
Thanks for the propmt reply. No doubt Keerthi has a good name in the market but my concern is why still there are many flats available unlike SJR Fiesta and dont see many people visiting their site either and in their office I see only one person to attend people which rarely I have seen in other big builders site offices. Initially they had price little high i.e. 3100/sq ft but now they reduced to 2900/- sqft which is not a good sign.

No doubt Keerthi Royal Palms is a good project but Sjr Fiesta is also having some advantages. The community lies at 1.3 km from Hosur road, 1.4 km from Off Sarjapur Road (Hosa Road ) and it lies close to Mico Bosch & Mahindra Satyam Office. It has 1bhk, 2bhk and 3bhk with unique amenities like Squash Court, Billiards, Indoor Badminton Court it also has Resort-style meandering walkways, green jogging track, Cascading waterfall, Striking Pavilion.
Thanks for the prompt reply. Its true that its close to all the main roads but there is no public transport available as of now which I am not much bothered right now as there are chances some buses will start plying from there by the time the project is ready to move but my main concern with SJR fiesta is that they havent got the bda or bbmp approval yet what I heard from one of the apt buyer of SJR Fiesta but still they are asking for the 20% booking amount upfornt and saying that this project has been approved so pl let meknow if you have any insights of it.
