Q: I would like to know about a Sobha's completed project which houses both 2 and 4 bhk apartments. Price range of both including registration should be 2.5 cr or so. Have met with Sobha sales team exec's. So impressed with their quality. The carpet area of the 2 bedroom should be around 900-1000, and the 4 bedroom 2800. It would be ideal if the project is in South Bangalore, but willing to compromise.

Q: I am interested in HM Nimbus (part of HM World City project). It would be great if existing buyers could give me relevant feedback on the project. Q: Hi Friends, the biggest problem is not about getting flat on time but about questioning Builder or Govt. how much an individual should pay extra amount as taxes to govt... in every scenario only individual gets pain... Due to this recent VAT our flat cost gets increased by Rs.700 per sq ft. If we were living in the bought flat, pain would have been less but that's not the case. Also the biggest problem in India is everybody is good in talking but nobody takes initiative to get relief from this regular pain, by bringing every one at floor and taking action against builder.

Q: This company has taken money from me for allotment of 400 sq yards plot in their Highway Hill Green Project in Pawta-Kotputli & has abandoned this project after conducting Bhumi Puja. Complaint was filed in consumer court & a non bailable arrest warrant has been issued in the name of Mr Dharmender Yadav-MD. They have closed their office in Noida & are absconding to avoid arrest. Kindly let me know about their whereabouts to enable their arrest.

Q: Hai! I finalized an apartment at Nallagandla for a price of 27L. Builder is going to register the semi furnished flat with land value of 13L. And later 14L for construction cost. My questions are:1. What are the current stamp duty and regustration charges.2. What is the service tax percentage? Will that be charged for 13L or 27L. Do i need to pay service tax even though my builder is not a big brand service provider. I am with an opinion that service tax will be applicable as per the service provider.Your response will be of a great help for me. Thanks

Hello Anusha, the apartments are registered based on their levels of completion. The registration includes 9.5% Stamp duty & 0.5% registration fees on the value of property. If you are registering for an unfinished level of an apartment, the stamp duty should be lower. You can also check the stamp duty through the online stamp duty calculator. Q: I am planning to buy a flat in Manikonda, panchavati colony,hyd.It's a 1350sft area (including with common area)+100sft car parking+ amenties(generator)+ woodwork in 2 bedrooms(not so extraordinary, very less wood work in hall)+ fall ceiling. ground floor flat. Total 12 flats in apartment with ground cellar. Price 32.5Lacs.As per igrs site for other flats in the same apartment registered in 2008. But some way these flats they didn’t sell. I am not sure why. But builder is staying there from March, 2012. and now he want to sell. Does it worth for the price?

Hello Mkboline.. restriction of 2 residential property is per individual not per household. Repatriation is only permitted through a bank account which you have in India, even if such account is a Non-Resident ordinary account, provided you have paid all your taxes. If you buy a property in name of your relative and then they gift you..there is no tax for that but make sure that the purchase of property was done with rupee sources. Yes Mr. Singh...after the telangana issue...there is some stability seen with increase in property and rent rates. Many areas have shown increase growth while in some areas there is decrease in rental values. I have a good suggestion for those looking to buy flat in this project.. Those who wants to buy apartment in Dreamz Seaview project in Goa, can actually buy it and rent it out.. And if it is possible to rent out the apartment as service apartments that would be a great investment plan.. But even if rules wont allow to use it as service apartment then you can keep one room for yourself, since you will need it during your holiday visits, and rent the rest whole portion of the apartment.. You can mention this to your client before giving it on rent.. In that case, your investment will not be deadlocked on your second home.. Q: I have purchased Apt # A-04 in CASA GRANDE RIVIERA recently, But A-4 has only a single car park.
