Q: Hi All, Wanted to know your valuable feedback on VSG Developers and their project called VSG Lakeview located in Attibele-Anekal road. I did read a few stories describing they are fraudsters. However, would like to know if this is true or not. Please share your experiences, feedback and opinions on the same.

Q: We have shortlisted a property which has a small error. The survey no. taken by the local authority for the land’s western boundary (which is towards the neighboring land’s compound) is different from the survey no. taken BMRDA. In other words, the local authority has taken the survey no. of the western boundary of the concerned land as 2, while the BMRDA authority has taken it as 5 (as the land bearing the schedule no. 5 is just beside the land bearing the survey no.2) The khata made by the seller is as per the BMRDA survey no. though. When the same was mentioned to be rectified to the buyer, he states that the rectification shall cost him a huge amount. Other than this, the property has no other issue. Kindly let me know if we can still pick up this property or not? Will there be any issues in future because of this geographical error?

Q: Hi, my friend is planning to pick a property wherein the seller has the rights of a GPA (General Power of Attorney) and the EC in his name. The land is an agricultural land and falls under yellow belt. Is it safe to pick a property from a GPA (General Power of Attorney) or not. Please advise. I have tried contacting several people but have got mixed reviews on this.

Latest Answer: A couple of months ago it was announced that buying immovable property under GPA will consider as illegal so for further information consult with your legal expert and proceed further.

Q: I am planning to purchase a 30*40 plot from VSG Developers who are offering the same at Rs.700/- psqft. The project is called VSG Lakeview and the location of the site is close to Attibele-Anekal Road (TVS Factory). Kindly suggest me if this is a good idea for investment purposes or building a property in the same area during the long run. Also if the pricing of Rs.700/- psqft is justified. Thank you!

Q: What are the pros and cons of buying Asset Placid? How safe is the locality? Is the price Rs.1,950/- psqft justified for that area? Please share your thoughts about Asset Placid.

Latest Answer: If you are still thinking, let me share my personal experience with you. I have bought two 2 BHK's in Asset Placid. Love the proximity, peace of mind the surroundings offer. Many may say "oh my that area has cows, but trust me seeing 1-2 cows is way better than a jammed road filled with honking". Another important point I would like to add is Asset Placid is a haven for the Mallu community (like mine :D ). I am not sure if I have to refer to my neighbors as friends or family. The unity found in this apartment campus is mind blowing. Now, coming to the builder, I would say, do not go by hearsay. Today, every one pays bloggers to write good and bad reviews about any builder be it Prestige, Mantri, or Asset for that matter. As per my experience, we did have a few small problems but the builder was always there for helping us. There is a lot of development happening in this area and finding an apt in Asset Placid in the next few years will be close to impossible. Best place to stay!!!
