Yes, we can compare the prices in the area with other projects similar to the one we are looking at.. We have to keep in mind the various other factors of course..
It is a 4.5 Years Old Apartment. My costing is on the higher side. The plot of Land is not flat. Taking a car out of the apartment on to a Road 20 feet in width with heavy traffic is also difficult. One should infact consider depreciation of Apartment but Apprication of Land Value. Anyone paying more than 35.0 Lakhs is making a mistake immaterial of Demand and Supply.

Which should we as buyers question Owners on their Expected Selling rate. We should do our own costing for an Apartment and then decide if it is in a range Negotiable with the Owner's expectations. 33.0 Lakhs to 48.0 Lakhs is a wide difference and no use in trying to negotiate

Yes why not. Mysore is all set to receive a face lift. I heard that rs 3000 crores have been sanctioned o widen the Bangalore Mysore National Highway into a six-lane which has attracted a lot of investments :) :)
