Q: I would request no one to even think of this project. I submitted an LOI and a cheque of 1 lac so that i get a preference to choose the flat when they launch. However they have not informed me although my number is within 100. when i checked with the concerned parties i was informed that the process was not being followed and subsequently when the next lot is released they will not be giving the flats at the committed rate as per the LOI.. This is highly unprofessional dealing of the matter and request all to not waste their time and money on this. when the builder and the marketing office is not able to keep their commitment at the satrt of the project what hopes do you have about their commitment to design, materials, finishes and amenities....

Few Day Back news coming from different source that faulty land acquisition going near by locality of kolkata, but I think it is sorted out by builder and developer. If any issue you know please let me know and goverment already pass Acquisition act 2013 which is dealing in this concerned. The Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013[1] is an Act of Indian Parliament that regulates land acquisition and provides laid down rules for granting compensation, rehabilitation and resettlement to the affected persons in India.

Q: I had bought a plot in Cosmos Dream City in April 2011. I have paid my earnest money and instalments upto December’2012. In December 2012, Cosmos has issued a circular stating their inability to provide the plot now. They have provided some terms, which in my personal opinion is unfair and biased. They have also given an option of return of principal amount. I agreed to this option, subject to return of principal by 12th Jan'2013. But there is no response. Even their marketing partners M/S Amantran Realtors are not responding. Should I approach the consumer court? Amitava

Hey..this project is on completion stage..things are getting final touch. Few blocks of this project are completed and few are under construction. Dear friend, I think Vatika is also sold out. You will have to check out for resale. Any way I am not sure. Please check out with the help of a good real estate site. Both OMAXE and Vatika City are good options in terms of infrastructure as well as in terms of returns. Investing in plots will be a great option as now prices are affordable here and offer higher returns than an apartment. But if you buy an apartment you can fetch in a good rental income which will lessen your burden of EMI. I think you will get a decent 1500 sq ft villa here at around 35 lakhs. @Anil, Modi's Government impressed many of its rivals in 2014-15 intermim budget but it failed once again to make Bengal Supremo Mamta Banerjee. After giving several proposal for West Bengal such as AIIMS Institution to Kolkata-Amritsar Trade corridor and SRFTI Kolkata, the premium film institutes in the country the Chief Minister of West Bengal attacked at the NDA Government saying that the Union Budget is 'visionless, missionless and actionless.

Lake Town located in North Kolkata is one of the hidden gems as far as real estate investment opportunities are concerned. The biggest negative of North Kolkata is its congested roads and bottlenecks of traffic during the peak hours. The flyover at Nagerbazaar on Jessore Road is surely going to ease out the congestion making the area far more clogged than it is at present. Property rates of units in Lake Town, one of the prime residential markets of North Kolkata ranges between Rs. 3500 to Rs 5500 per square feet. Some of the developers present in this region include Fortune Group, Avani, Space Group and Godrej properties.
Hi Rajarshi, In the April-June quarter of 2013, the locality price appreciated to Rs 5014 per sq. ft. So I think it is a good idea to investment in this area as you can expect appreciation in the future days.

Q: The complex is 5 years old. The owner of flat at an upper floor is renovating/ reconstructing the interior of the flat now. He broke all the interior walls and changing the layout and room size completely. This is causing a lot of torture due to consistent noise to the senior citizens living in the below flat. Plz note that this renovation, as per his interior designer, will take awhile year's time. On humanitarian grounds, is this right?is it justified to prolong the renovation for a year!!!!??? How are the senior citizens supposed to cope with this? The secretary of the society project Rs himself as one helpless chap! Also the other residents of upper floors pressurise the affected senior citizens to keep their mouth shut about their problems! Please guide. Thanks.

Hi Priya, Currently work on metro railway is in progress which can connect Rajarhat to the Dumdum International Airport and further to the southern part of Kolkata city. Work on another metro route is also in progress which will connect Salt Lake with Central Kolkata and Howrah. It will easy for those who come from Howrah to central Kolkata for work, and for those who has to catch train from Howrah Station.

Hi Anil, This area comes under Nayabad Municipality and got all the approvals from them. Almost all the leading financial institutions are funding this project. Currently the construction work on basement is going on.

Hi Priya, Do you know that the developer is a CREDAI Bengal approved and they have successfully completed so many projects in Kolkata. This project consists of 1278 units out out of which 688 apartments have been sold in Ph-1. Earlier this group had partnered Puravankara for construct a property in Bangalore, Elita Horizon.

It seems to me a first time builder and if I were you, I would stay out of this because I have seen enough first time builders fetching buyers with lower rates and then a couple of years down the line, you would get the shock of 50% increase in project. Q: is investing in Lord City 6 katthas Bunglow a safe investment for retired life? I am planning for retirement home where all amenities like Medical facilities, day-to-day requirements, good open space like parks are available in the complex or nearby areas. The builder seems to be new .... but does not matter, if their current transactions are transparent. My worry is whether there will be good appreciation in future. Another, why people are selling their properties bought from this builder?

As per my knowledge, there is no change in city Index of Ghaziabad. Indirapuram and Vaishali remained preferred residential destinations. Lal Kuan, NH-24, DLF Ankur Vihar offered maximum options within Rs 20 lakh. Over 45% ready-to-move-in properties in Indirapuram, Vaishali, Vasundhara and Crossings Republik.
Hi Guys, According to me, little change in smaller unit demand, has been seen in some area, where as impact of this, does not carry much weight. But if you will notice in Kolkata, properties worth Rs 20-40 lakh most demanded where demand outstripped supply. Oversupply of apartments was recorded. Demand for 1BHK units rose by 3% and outstripped supply.

Q: Recently I booked a flat which costs Rs Y and paid two installments total Rs X say. The builder sent me a receipt with a service tax added on Down payment @ Rs X*3.09%. This is exclusive of the overall tax charged for Rs Y*3.09. My question is if I am paying tax for overall cost at Rs Y*3.09%, is it even legal to charge tax on down-payment amount? Does this mean I have to pay tax for the entire amount i pay @3.09% above the tax of Rs Y*3.09%? Please advice.

Rajarhat and the neighbouring New Town Action areas seem to be positive and bright future in real estate market.Being so close to Kolkata, Rajarhat has a developed social and physical infrastructure. Hello dear we all know that real estate sector is unorganised sector and several small developers and agents begin to grow or increase rapidly overnight. Within the absence of a regulator, there was no control over such disarrayed progress. Furthermore, there were no measures to govern their unscrupulous movements and avoid dwelling patrons from deception. Now, bringing each stakeholder in the purview of regulatory bill, the law states an imprisonment of three years for builders and one years for marketers/agents and buyers for violating the laws.

What is escrow account? How it effect from the real estate regulation bill?
An escrow account is a temporary account supposed to be used by means of builders to avoid the outflow of funds from one project to one other. As per the new amendment, builders will be mandated to put 70 percent of the money in escrow accounts.

Hi folks, Have you read the news in which Union Urban Development Minister M Venkaiah Naidu sent a message yesterday that money allotted for the smart city projects can not be used for other purposes. They also asked the 20 selected cities to get the projects off the ground by June 25, the day Smart City Mission completes one year of its launch
Hi Anand, I can not deny buy many political leaders think that the competition based selection of cities, based on a set of rules is all fine but it brought pressure on them with people asking why not a single city from their states made it to the top 20.

Q: I have purchase a agriculture land in Murshidabad. I want to convert it from agriculture to commercial land. Land department told me to submit NOC from adjacent land owner but they don't agree to give NOC. Is this any other way to convert land without that NOC?

Hi Gurmit! Any Raiyat desiring to make any change in the area, character or utilization of any land under his/her ownership may apply to the Collector of the concerned district for permission. The prescribed format of application is available under Application Form option of ''Citizen Services'' menu. Conversion fee of land in the Rural Area: for agriculture to commercial land, fees will be Rs.50/decimal of land. Conversion fee of land in the Municipal Area (excluding KMDA) per decimal of land:- rs.75/decimal of land. Conversion fee of land in KMDA Area:- Rs.100/decimal of land.

Necessary documents required for application are :- An application in Prescribed Format with requisite payment of Process Fee for Conversion in court fee stamps affixed on it or in cash, a copy of the registered deed of transfer, copy of the Rent Receipt showing the payment of up to date revenue of the land in question, copy of the Mutation Certificate, “No Objection Certificate” from the landowners of the adjacent plots of land, Copies of map of the suit plot of land along with adjacent plots of land and any other document that may be required by the Collector for disposal.
