As per current market, the ongoing rate in the market with respect to broker commissions is around 1 per cent to 4 per cent where the higher the deal size, the lesser is the commission rate.

Q: I would request no one to even think of this project. I submitted an LOI and a cheque of 1 lac so that i get a preference to choose the flat when they launch. However they have not informed me although my number is within 100. when i checked with the concerned parties i was informed that the process was not being followed and subsequently when the next lot is released they will not be giving the flats at the committed rate as per the LOI.. This is highly unprofessional dealing of the matter and request all to not waste their time and money on this. when the builder and the marketing office is not able to keep their commitment at the satrt of the project what hopes do you have about their commitment to design, materials, finishes and amenities....

Hello, Sarkar I am resident of Kolkata city and I think average property values in Kolkata remained stable with unsold inventory in the residential market. However, infrastructural developments in and around VIP Road and Jessore Road are expected to be the good signs in the current market.

@ Debabrata, As we all know that the land prices in northern localities of Kolkata is increasing day by day such as Rajarhat and New Town, developers are shifting their focus towards new investment destinations towards the South. These include localities along the Diamond-Harbour Road and the EM Bypass Road. Areas such as Maheshtala, Thakurpukur, Nayabad, Naktala and Baruipur are also gaining prominence amongst home buyers.

This additional enforcement of banks to support the creation of infrastructure will result in faster infrastructure creation and the consequent benefits to the real estate sector.
Hi Poonam, Not only this but also the budget has distributed a total of Rs. 37880 crore towards the NHAI for the construction of highways, and additional Rs. 3000 crore to boost road connectivity in the North-East regions. It has proposed the creation of 100 smart cities across India. The budget has distributed Rs. 7060 crore towards this end.

@Poonam, Not only in health and entertainment sector but also for connect Haldia to Allahabad, Uttar Pradesh. Rs 4200 lakh has been distributed for the project which would cover 1620 km. They also proposed to build a few special tribunals which would identify unwanted non-performing assets of public sector banks. For that they have selected Siliguri from North Bengal for one of the tribunals.

North Kolkata has always been one of the better regions in the city regarding realty infrastructure and investment. Increase in metro connectivity, widening of roads to improve traffic congestions and quick development of better civic infrastructure is likely to boost North Kolkata realty segment even further. There are a number of realty projects offering 3 BHK apartments in Mondal Para Lande. The price range for residential apartment ranges between Rs. 2200 to Rs. 2400 per square feet.

The property values in the surrounding areas are in the range of Rs.2,500-4,700/sq ft. The mid-to-long-term residential investment potential is good in terms of appreciation of capital values and resale purposes. Within a period of 3-5 years, social and civic infrastructure would also develop sufficiently to boost prices. So if you are investing @2500/sq.ft will give you a good return in coming years.

What is mutation of property? When it is required?
The effect of such non registration of property was detrimental to the interest of both, the property owners as well as the state Government. Such flat owners could not become legal owners of their property as the property was not mutated in their name(s). Mutation can be done only after completion of the registration and after mutation the new owners’ name is registered in the Government’s Record of Rights (ROR). The state Government also could not collect property tax on these properties as there were no legal owner(s) and as such exchequer, state government and different municipal corporations including Kolkata Municipal Corporation were incurring heavy losses.

Hi, There are some project by Space Group in nearby locality such as Aqua Beaumont-Kolkata , Bypass, Altius-Christopher Road, Clubtown Courtyard-Rajarhat, Clubtown Riverdale-Howrah, Clubtown Gateway-Opposite Centre-2 etc.

Hi Anurag, Only tower-4/5/6 are ready and works on remains tower is going on. @Subhojit, The current property rate in the locality is between Rs. 3350-4100/sq-ft. So, the price quoted in this project is reasonable seeing the development in the locality and the amenities in the project as well.

Hi Dipesh, I heard that construction work of Greenwood Nest has been stopped by Govt. due to some plan sanctions or approvals. Shrachi is not disclosing anything on Greenwood Nest. Ur welcome, Arsuday Residency comes under Rajpur Sonarpur Municipal Corporation and has got all the required approvals from there. Almost all the leading banks and financial institutions are offering housing loan for this project. Booking amount will be 10% of the agreement value. Projects by Arsuday Groups in KOlkata are Arsuday Fagun, Chamber, Greens etc. And projects in the nearby locality are Mayfair Whitefield, Rajwada Royal Gardens, 4 Sight Residency, Rajwada Greens, Mayfair Greens etc.

Q: Developer is not at all serious about electrification of the project and is unnecessarily ignoring his responsibility since 2012....We should take a legal action and will meat with the West Bengal State Electricity Board and HIDCO to short-out the dispute on permanent connection of electricity.. The arrangement of DG is absolutely a temporary arrangement..If there is any fault of the developer,then that should be solved and permanent connection of electric line should be installed..In this regard the owners should form a group..Now the question lies about how we can proceed..

Hello sir, It is my personal suggestion to you that don't believe that the builder or their representative will give you the exact information about the project approval or any other issue of the project. If i will ask the developer, he will only provide me the positive side of the project. So, better if you visit the developer's office ask for all the legal document, verify it with the local municipality and then proceed.

Q: is investing in Lord City 6 katthas Bunglow a safe investment for retired life? I am planning for retirement home where all amenities like Medical facilities, day-to-day requirements, good open space like parks are available in the complex or nearby areas. Hi, As far as project approval is concerned Hiland Woods is CIDCO approved project and almost all the leading banks such as HDFC Home Loans, SBI, LIC HFL, Axis Bank, Deutsche Bank, Corporation Banks, Bank Of Baroda etc. have approved this project for housing loan.
You are right Alokesh, Rajarhat is a very excellent location in Kolkata. And well connectivity from Salt Lake sector V, NSCBC Airport, proposed airport, metro station and other parts of the city. It is near to new malls, upcoming metro, less than 15 minutes to airport. Transport facility is also good in this locality. School, bank, ATM and hospital are available nearby the locality.

My comments to replies
Yes, all of that is history now. Land prices are now down 70-80% in Durgapur over last year. Thanks to the Supreme Court ordering a CBI probe into the money-collection companies in May 2014. These companies set out to park funds in real-estate, mostly in the districts. This also served a key purpose of convincing the people about the company's finances, in turn, attracting deposits.
Because of that the influence of money-collection companies on land prices in Bengal became clear in the days following the 2008 financial crisis. Contrary to the trend elsewhere in the country, land prices continued to rise here in Bengal. Not surprising, considering that was the period when deposit-taking activities peaked, and Saradha Group was leading the pack.

The trend continued even after the collapse of the Saradha Group, in April 2013. Even as the West Bengal government interrupted a CBI screening for over a year, ponzi operators went into a crazy collecting funds. As per a report it is found that over 600 ponzi schemes were running in West Bengal, till last year.
Right Kaustav, But the spate of arrests by the CBI since August 2014 and the enlarge scope of the investigation have stopped these operators in their tracks; they are now desperate to sell assets at deep discount. The CBI investigation that began with the Saradha scam in May 2014 has already expanded to 8 more ponzi operators.

Hi Avijit, Magnolia Skyview is located in Rajarhat neighborhood of Kolkata. It is among the ongoing projects of Magnolia Infrastructure Development Ltd. Q: I want a copy of revised sanction plan but builder refuse to give the copy and told come and see the copy at their office. But they will not give the copy. As a buyer I have a no right to get it ?

Hi Ranjit, It is better, you can directly go to the builder's office and see the revised sanction plan and understand it carefully from builder person. Hi Joseph, Salt Lake and New Town, Rajarhat in Kolkata have always been highly preferred localities to buy and rent. Both localities are well-established and offer multiple new and ready to move in housing options.

Q: I had purchased a land 12 years ago, on which I built a house. Now I am about to sell my house. I have Sale deed of the land, sanction plan, municipality tax receipts. I don't have Porcha in my name. My purchaser is opting for bank loan and the bank is asking for Porcha. My question is : is Porcha mandatory? If yes, then how to avail this? Area is Serampore Hooghly, WB

Hi Sabyasachi, Porcha (Mutation) is a Certified Extract from the record of rights. In the event any property is being sold purchaser will carry out due diligence and ask for it. Purchaser will take inspection of records and insist on production of original documents of title before shelling out money for purchase of building.
Hi Rajarshi, A porcha does not establish ownership to a property. It is a revenue document which records the ownership to a property. Incorporation of a person's name in the porcha does not make him the owner of the property. The importance of porcha is only for revenue purposes. Porcha can be changed at any time but only if there is a transfer of ownership. It cannot be changed in an arbitrary manner. The purchaser will first inspect the original Title Deeds and being satisfied will decide to buy the said property.

Q: Hi, I was recently contacted by the Abdel group for buying a land in the new Eco Village they are preparing in New Town, Kolkata. The project looks quite good, and it is claimed to be NOT a wetland. Does anyone have any more reference for the same? I have never heard of the Ganpati Abdel group as such, and would appreciate if someone can share a bit more information.

Hi Goutam, There are some bad reviews against this developer. So, check all the legal documents, verify it by a legal expert. It is very cheap as per BSP but the maintenance and other charges is too high as lot's of home buyers have given their. Hi Poonam, Everyone has their own choice of location when searching for a property to buy, but sometimes it may not be possible to buy a property in the desired location. One has to pay the price for the location or has to compromise with the location. Those who are able to pay the price, there is no problem for them. But those who have to compromise should select the location wisely. But as you have mentioned 3 location choices, so i would say that you should go for DAkhineshwar. As the locality is in developing phase.
